Our client is a premier luxury residential General Contractor specializing in architect-driven interior renovations throughout Brooklyn and New York City. Their portfolio includes landmark brownstone restorations, full-gut penthouse renovations, townhouse transformations, duplex combinations, and custom residences featuring bespoke millwork, imported finishes, and meticulous attention to detail.
Job Description
As a Project Manager - Construction - Brooklyn, you will be responsible for:
- Managing luxury residential renovation projects from preconstruction through closeout
- Developing and maintaining project budgets, schedules, and forecasts
- Coordinating architects, interior designers, consultants, engineers, and subcontractors
- Managing procurement, contract administration, and subcontractor buyouts
- Reviewing and processing RFIs, submittals, and change orders
- Overseeing custom millwork, cabinetry, stone, plaster, metal, and specialty finish installations
- Leading homeowner, architect, and project team meetings
- Monitoring project costs and maintaining financial controls
- Managing project logistics and ensuring smooth project execution
- Collaborating closely with Superintendents to ensure successful field operations
- Managing project documentation, reporting, and closeout procedures
- Identifying project risks and implementing proactive solutions
- Ensuring all work meets project specifications and luxury residential quality standards

The Successful Applicant
The successful candidate will have:
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
- 5+ years of Project Management experience within construction
- Extensive experience managing high-end residential interior renovations
- Proven experience with townhomes, brownstones, penthouses, duplexes, luxury apartments, or townhouse renovations
- Strong understanding of custom millwork, cabinetry, stone, plaster, metal, and specialty finishes
- Experience working directly with homeowners, architects, and interior designers
- Strong budgeting, forecasting, scheduling, and cost control experience
- Knowledge of luxury residential construction sequencing and logistics
- Ability to read and interpret architectural and construction drawings
- Proficiency with Procore, Bluebeam, Microsoft Project, and Microsoft Office
- Excellent communication, leadership, and problem-solving skills
