Location: Central Maryland- Washington D.C. (including site travel)
We are seeking a versatile, driven Project Manager / Estimator to oversee diverse commercial, industrial, and civil infrastructure projects for our established, Contractor client. This dual-capability role focuses primarily on full lifecycle project management—from buyout through closeout—while providing light estimating and takeoff support during preconstruction phases or seasonal lulls.
The ideal candidate brings strong plan-reading abilities, deep knowledge of regional utility/civil specifications, and a willingness to leverage modern digital and AI-driven tools to optimize project scheduling, cost control, and estimation.
Project Management & Execution
Project Sequencing & Scheduling: Build, track, and maintain comprehensive project schedules; sequence trades, equipment, and material logistics for multi-sector job sites.
Contract Administration & Buyout: Negotiate vendor/subcontractor contract terms, establish accurate scopes of work, manage submittal logs, and interpret owner contract terms and conditions.
Financial & Cost Control: Manage job cost budgeting, track change orders, review progress billings, and maintain overall project profitability.
Field & Client Coordination: Conduct preconstruction meetings and regular progress updates. Visit construction sites to verify work quality and progress.
Document Control: Author and process RFIs, submittals, field logs, and change management documentation.
Estimating & Preconstruction Support
Quantity Takeoffs & Bidding: Perform light estimating and quantity takeoffs during preconstruction phases or slower operational periods.
Municipal Infrastructure Alignment: Apply working knowledge of regional civil specifications, including local water and sewer municipality standards.
Education & Experience:
Education: 4-year degree in Construction Management, Project Management, or Engineering—OR acceptable accredited trade-school training combined with a minimum of 5 years of hands-on construction management experience.
Plan Reading: High proficiency in reading, interpreting, and analyzing construction drawings, technical specifications, and contract documents.
Regional Mobility: Valid driver's license with the ability to drive to local project sites within approximately a 30-mile radius.
Technical Working Knowledge:
Heavy equipment utilization and site safety standards.
Subcontractor agreement structuring and risk mitigation.
Regional civil/water/sewer infrastructure procedures.
Software & Digital Aptitude:
Proficiency with digital onscreen takeoff and estimating platforms(e.g., PlanSwift, Togal.AI, or similar AI-assisted takeoff software).
Strong command of Microsoft Office (Excel, Word).
Comfort adopting, testing, and integrating modern AI productivity tools into daily workflows.
Bilingual skills (English/Spanish).
