This is a newly created position — part of a deliberate effort to formalize and strengthen how By Landmark manages its construction program as the company grows and enters a new phase of expansion. Where project oversight was previously handled through a combination of ownership involvement and informal coordination, we are now building out a dedicated team structure to match the scale and ambition of our pipeline. The two Project Manager roles being created — this in-house operations position and a parallel role focused on third-party construction oversight — are designed to work in concert, with shared accountability to the Chief Construction Officer and Director of Development, and a common standard of excellence across all project delivery.
WHAT MAKES THIS DIFFERENT

We purchase the real estate, take it through entitlement and design, build it ourselves, open it, and then operate it as part of our own portfolio — often for decades. That full-lifecycle ownership is what sets this role apart from a typical construction PM position: the material choices, sequencing decisions, and systems selections made on site are made by the same organization that will run the finished asset. This Project Manager will be involved across that full arc — from pre-construction planning through delivery, Certificate of Occupancy, opening, and the transition into day-to-day operations.
POSITION SUMMARY
We are seeking an experienced and driven Project Manager to join the By Landmark family and lead our in-house operations. This individual will own end-to-end project execution — from pre-construction planning through delivery and Certificate of Occupancy — ensuring every project meets design intent, brand standards, and operational timelines. As the primary point of accountability across all active projects — capital expenditure programs, asset remodels, expansions, and renovations — this person will work hand-in-hand with our seasoned craftsmen and report directly to the Principal. The role is based at our Plainfield, NJ headquarters with approximately 50% of time spent in the field.
JOB DESCRIPTION
The In-House Operations Project Manager is responsible for planning, coordinating, and delivering all construction and renovation projects executed by By Landmark's in-house trades team. This role demands someone equally comfortable reviewing pre-construction drawings as walking a job site with a plumber or electrician. Given that many of our projects are hospitality and guest-facing environments, a deep understanding of finishes — materials, millwork, tile, stone, paint, and FF&E — is essential; the right candidate will have a practiced eye for quality and know how to hold a team accountable to design intent at the detail level.
KEY RESPONSIBILITIES
Project Planning & Execution
• Own end-to-end project execution from pre-construction through delivery and Certificate of Occupancy
• Lead pre-construction activities including scope development, budget validation, permitting strategy, trade coordination, and schedule establishment
• Manage multiple concurrent projects including capital expenditures, remodels, expansions, and renovations
• Ensure every project is delivered in alignment with design intent, By Landmark brand standards, and operational timelines
• Develop detailed project schedules, scopes of work, budgets, and resource plans
• Drive the close-out process through final inspections, punch lists, and Certificate of Occupancy milestone
• Ensure all work complies with applicable building codes, safety regulations, and permit requirements
Team Leadership & Coordination
• Coordinate daily activities of in-house craftsmen across plumbing, electrical, HVAC, sprinkler, and other trades
• Conduct regular field visits to monitor progress, enforce quality standards, and resolve on-site issues
• Foster a collaborative, family-oriented team culture that reflects By Landmark's values
• Provide clear direction and scheduling to ensure tradespeople are productive and not waiting on decisions or materials
Financial Oversight
• Develop and manage project budgets; track actuals against projections and flag variances proactively
• Oversee procurement of materials, equipment, and subcontracted services as needed
• Review and approve invoices; maintain accurate cost records for each project
Technology & Reporting
• Utilize Procore for project documentation, RFIs, submittals, and reporting
• Use Raken for daily field reports and site documentation
• Manage project schedules and task tracking through Microsoft Planner
• Leverage AI tools to improve project workflows, documentation, and communication efficiency
• Provide regular status updates to the Principal with clear summaries of schedule, budget, and issues
QUALIFICATIONS
Required
• 5+ years of project management experience in construction, renovation, or facilities — preferably in hospitality, food & beverage, or mixed-use environments
• Demonstrated experience managing in-house trade teams (plumbing, electrical, HVAC, or similar)
• Strong knowledge of construction methods, building systems, and code compliance
• Experience with finishes, FF&E selection/coordination, and holding teams to design intent
• Proficiency with Procore, Raken, and Microsoft Planner
• Comfort using AI tools as part of daily workflow
• Ability to read and interpret construction drawings and specifications
• Excellent organizational, communication, and problem-solving skills
• Valid driver's license and willingness to travel to project sites (~50% of the time)
Preferred
• Background in hospitality, restaurant, hotel, or event venue construction
• Experience managing projects from permit application through Certificate of Occupancy
• OSHA 30 certification or equivalent safety training
• Familiarity with Berkshire County, New Jersey, or Northeast regional construction markets
