Job Description

The Project Manager - Land Development leads complex civil site and land development projects for commercial, industrial, residential, municipal, and institutional clients. This role oversees projects from initial planning through final delivery, managing schedules, budgets, scope, and client expectations while coordinating multidisciplinary teams. The Project Manager ensures high-quality site design, effective permitting strategies, and strong client relationships, and plays a key role in mentoring junior staff and supporting business development and growth.

Responsibilities

  • Manage land development projects for commercial, industrial, residential, municipal, and institutional clients from inception through completion.
  • Oversee project schedules, budgets, scope, and deliverables to ensure projects are completed on time and within agreed parameters.
  • Coordinate site design activities, including site layout, grading, stormwater management, erosion and sediment control, utility coordination, and road access.
  • Lead permitting efforts by preparing, submitting, and tracking applications with local, state, and federal regulatory agencies.
  • Collaborate closely with civil engineers, surveyors, environmental professionals, subconsultants, and regulatory agencies to keep projects progressing smoothly.
  • Prepare, review, and approve technical reports, plans, permits, cost estimates, and other project documentation for accuracy and completeness.
  • Maintain strong, proactive communication with clients to manage expectations, address concerns, and ensure client satisfaction throughout the project lifecycle.
  • Support business development by helping to build and grow a portfolio of land development clients and identifying new project opportunities.
  • Mentor and guide junior team members, providing technical direction, feedback, and support to promote their professional growth.
  • Ensure adherence to quality standards, applicable codes, and land development requirements at the local, state, and federal levels.
  • Promote a collaborative, communicative team environment that values innovation, ownership, and continuous improvement.
  • Manage multiple concurrent projects, prioritizing tasks and resources to meet competing deadlines and client needs.

Essential Skills

  • Bachelor's degree in Civil Engineering or a closely related discipline.
  • Professional Engineer (PE) license or the ability to obtain licensure within a reasonable timeframe.
  • Progressive experience in land development, civil site design, or related project delivery work.
  • Hands-on experience with site layout, grading, and stormwater management design.
  • Experience with erosion and sediment control design and implementation.
  • Experience coordinating utilities and integrating utility requirements into site design.
  • Demonstrated experience managing permitting processes with local, state, and federal agencies.
  • Proven ability to manage multiple projects simultaneously while maintaining quality and meeting deadlines.
  • Strong communication skills for interacting with clients, project teams, and regulatory stakeholders.
  • Working knowledge of applicable local, state, and federal land development requirements and regulations.
  • Solid project management skills, including schedule management, budget oversight, and scope control.

Additional Skills & Qualifications

  • Degree in a related engineering field in addition to Civil Engineering is beneficial.
  • Experience leading multidisciplinary teams on land development or civil site projects.
  • Background in preparing and reviewing technical reports, plans, permits, cost estimates, and project documentation.
  • Ability to build, maintain, and expand a client portfolio in the land development sector.
  • Skill in mentoring junior staff and fostering a collaborative, high-performing team culture.
  • Interest in professional growth, leadership responsibilities, and long-term career advancement.
  • Comfort working in a flexible, innovation-focused environment that emphasizes communication and ownership.

This role operates in a professional engineering and consulting environment that combines office-based project management and coordination with occasional site visits as needed. Pay and Benefits

The pay range for this position is $100000.00 - $130000.00/yr.
