Job Description

Sand Construction is seeking a Project Superintendent to lead the on-site construction of multifamily apartment communities and hotels. This position oversees daily field operations from groundbreaking through occupancy, ensuring projects meet established schedules, budgets, quality standards, and safety requirements.

The ideal candidate brings strong field leadership, effective subcontractor coordination, and a commitment to delivering well-built apartment homes and guest-ready hotels. You will work closely with the Project Manager, subcontractors, suppliers, and ownership representatives to keep construction moving and finish projects strong.

ESSENTIAL FUNCTIONS

  1. Lead on-site construction of multifamily apartment and hotel projects from groundbreaking through Certificate of Occupancy, punch-list completion, turnover, and warranty work.

  2. Maintain a safe job site by conducting safety talks, identifying and correcting hazards, monitoring subcontractor practices, enforcing applicable OSHA requirements, verifying proper protective equipment use, and maintaining current Safety Data Sheets.

  3. Develop, coordinate, and maintain field schedules, including sequencing trades across buildings, floors, apartment units, guest rooms, and common areas. Coordinate material deliveries and proactively address delays.

  4. Review construction plans, specifications, and shop drawings to ensure work meets project requirements. Identify conflicts and coordinate timely resolution with the Project Manager and project team.

  5. Supervise and inspect subcontractor work, including sitework, foundations, concrete, masonry, framing, roofing, building envelope, drywall, finishes, and mechanical, electrical, and plumbing systems.

  6. Monitor quality and consistency throughout apartment units, guest rooms, corridors, amenity spaces, and other common areas. Verify compliance with approved plans, applicable codes, accessibility requirements, and project-specific standards, including hotel brand requirements when applicable.

  7. Schedule and coordinate required inspections, testing, and approvals with inspectors, design professionals, utility providers, and local authorities.

  8. Coordinate punch lists and phased turnover activities to support leasing, hotel opening, and occupancy schedules.

  9. Monitor field expenses, material use, and subcontractor progress. Communicate potential cost impacts, changes, and schedule concerns promptly to the Project Manager.

  10. Maintain accurate daily reports and project documentation. Communicate progress, priorities, and issues with the Project Manager, owners, architects, subcontractors, vendors, and other project stakeholders.

  11. Maintain inventory and secure construction tools, equipment, and materials to prevent loss, damage, and unauthorized use.

  12. Perform miscellaneous construction tasks and trade work as needed to support project completion.
