Property Manager

Location: South Bend, Indiana
Schedule: Fully Onsite
Salary: $80,000–$90,000

Position Overview

We are seeking a highly motivated Property Manager to take full ownership of the day-to-day operations of a luxury apartment community in South Bend. This is a leadership role for someone who is hands-on, business-minded, and capable of driving both operational excellence and continued property growth.

The ideal candidate will have a strong background in multifamily property management, exceptional leadership skills, and a proven ability to create a high-quality resident experience while maximizing occupancy, revenue, and overall property performance.

Key Responsibilities

• Take full ownership of day-to-day property operations, ensuring the community is maintained to luxury standards.

• Lead, coach, and hold onsite staff accountable to performance, service, and operational expectations.

• Drive occupancy, leasing activity, renewals, resident retention, and revenue growth through effective sales and marketing strategies.

• Develop and maintain strong relationships with residents, vendors, contractors, and ownership.

  
  
• 
  

• Oversee the full resident lifecycle, including leasing, move-ins, renewals, resident concerns, collections, and move-outs.

• Monitor property financial performance, budgets, expenses, and operating results; identify opportunities to improve profitability.

• Establish and improve processes to create consistency, efficiency, and accountability across the property.

  
  
• 
  

• Partner with maintenance and operations teams to ensure the community, amenities, and units consistently meet luxury standards.

• Handle escalated resident issues and ensure timely, professional resolution.

  
  
• 
  

• Analyze property performance metrics and use data to make informed business decisions.

  
  
• 
  

• Develop creative strategies to increase traffic, improve conversion, strengthen resident retention, and grow the business.

• Ensure compliance with Fair Housing regulations, company policies, and applicable federal, state, and local requirements.

Ideal Candidate

• 
  

• 5+ years of property management experience, preferably within luxury or Class A multifamily communities.

• Proven experience leading an onsite team and taking ownership of property operations.

• Strong understanding of leasing, occupancy, resident retention, budgeting, and revenue generation.

• A natural leader who can motivate a team while holding people accountable.

• Strong financial and analytical skills with the ability to understand property performance and identify opportunities for improvement.
