OVERVIEW
A 105-unit affordable housing community is moving from construction into its initial lease-up, and we’re looking for a Property Manager to lead that process from the ground floor. You’ll run marketing, compliance, and lottery administration during pre-lease, then carry the property through stabilization once residents start moving in. This is a rare shot at owning a lease-up from day one, with a clear path to a Regional Manager role once the property is stable.
WHAT YOU’LL DO
Own the initial lease-up process from marketing launch through full stabilization
Administer the affordable housing lottery, including applicant intake, waitlist management, and eligibility review
Manage income certification and recertification for LIHTC (4%, <60% AMI) and Project-Based Section 8 compliance
Build and execute the marketing plan that drives qualified applicant traffic during pre-lease
Track the property’s timeline against the expected Certificate of Occupancy and adjust leasing pace accordingly
Handle day-to-day operations in Yardi Breeze, from applicant files to rent collections
Manage rent collections and, when necessary, the eviction process in line with fair housing and program requirements
Coordinate with ownership and compliance staff to keep resident files audit-ready from day one
Start out working from the corporate office during pre-lease, transitioning on-site as lease-up progresses

WHAT IT TAKES
3-5+ years of property management experience in affordable housing
Direct experience with LIHTC (4%) and Project-Based Section 8 compliance
Hands-on experience managing an initial lease-up or lottery process, not just stabilized-property operations
Comfort with income certification, recertification, and audit-ready file management
Working knowledge of Yardi Breeze or a comparable property management system
Experience handling collections and the eviction process within affordable housing program rules
Familiarity with supportive housing programs (ESSHI or similar) is a plus
Strong organizational skills — juggling marketing, compliance, and construction timelines at once
Clear, professional communication with applicants, residents, and ownership alike
