    Real Estate Development Construction Manager - Multifamily Housing |

    $150k-$200k + Benefits

    A leading real estate developer in the multifamily sector actively seeking a skilled Real Estate Development Project Manager to spearhead our Central Florida projects. With over 2,000 units in the pipeline for the Orlando area, this role involves overseeing the design and construction phases to ensure our projects align with the highest standards of functionality and financial success.

    Role Summary:

    We are in search of an adept Project Manager who will play a pivotal role in the planning, execution, and completion of our multifamily housing projects. This hands-on position requires expertise in overseeing all project phases, from pre-construction and design development to project closeout. The successful candidate will manage multiple projects simultaneously, showcasing exceptional organizational, strategic planning, and multitasking abilities.

    Key Responsibilities:

    • Lead the Construction Field Office, spending approximately 100% of the time overseeing General Contractor field operations.
    • Coordinate and track all required permits and regulatory approvals to ensure timely project commencement.
    • Review construction documents for completeness, constructability, and potential conflicts.
    • Assist in pricing and bidding efforts, identifying cost-saving opportunities.
    • Manage day-to-day oversight of construction activities, representing the owner at all construction meetings.
    • Analyze and monitor construction schedules, identifying potential delays and concerns.
    • Ensure contractor compliance with safety standards.
    • Prepare comprehensive construction reports on a daily, weekly, and monthly basis.
    • Manage project documents and correspondence efficiently.
    • Review, analyze, and negotiate proposed change orders.
    • Coordinate and procure Owner FF&E.
    • Ensure timely responses to contractor requests for information.
    • Manage the timely completion of contractor punch-out and turnover of units.
    • Aid the development team as required to achieve project goals.
    • Efficiently manage multiple multifamily projects concurrently, ensuring adherence to schedule, budget, and quality standards.
    • Allocate resources across projects to maximize productivity and minimize costs.

    Required Education and Skills:

    • Bachelors degree in Engineering, Construction Management, Civil Engineering, or Architecture.
    • Proficiency in Microsoft Office, Adobe Acrobat or Bluebeam, Procore or similar Project Management Software, and MS Projects or Primavera P6.
    • Minimum 5 years of project management experience in the Multifamily industry and 8 years in construction.
    • Strong organizational, communication, and leadership skills.
    • Ability to manage multiple projects concurrently.
