We are seeking a Regional Sales Manager (RSM) to lead sales strategy for a portfolio of Active Adult (55+) communities on the East Coast. As a key member of the regional leadership team, you will provide exceptional sales leadership, foster a strong sales culture, and inspire community teams around a shared vision.
You will lead a portfolio of pre-leasing, lease-up, and stabilized communities, driving sales revenue and occupancy goals. You will win buy-in to the sales program from every team member and implement KPIs to ensure targets are met or exceeded.
You will also partner closely with operations, asset management, marketing, and other business functions to develop and execute strategic sales plans. You will deliver a relational sales approach built on high hospitality, best-in-class fundamentals, and proven practices.
What You'll Do
Lead and coach
Lead a portfolio of communities and coach team members to a high level of sales competence and execution.
Act as a hands-on sales coach, observing teams and ensuring crisp fundamentals are executed consistently.
Advise team members on improving performance by building on strengths, achieving goals, and earning prospects' trust.
Motivate and empower teams to take an active, collaborative role in marketing their communities.
Conduct one-on-one role-playing sessions and help customize tour paths by community to optimize the prospect experience.
Travel to communities in your portfolio to build relationships and mentor sales excellence.
Drive results
Achieve budgeted occupancy and revenue, and direct teams toward monthly and annual sales targets.
Assess strategies and results continuously, and build strong sales success plans to drive performance.
Analyze sales statistics and trends, evaluate team activity, and use mystery shops to improve results.
Use CRM reports and other data to identify strengths and opportunities, and ensure timely, accurate weekly and monthly reporting.
Engage teams in monthly sales contests and the bonus program.
Roll out new initiatives regionally.
Build the team
Participate in recruiting and hiring, with a focus on attracting and retaining top talent.
Coordinate logistics and onboarding for new and existing sales specialists, and make clear our sales standards.
Help design new sales training and development programs and improve existing ones.
Assess training needs based on observations of individual and team performance.
Conduct weekly sales meetings as needed to strengthen individual and group dynamics.
Partner across the business
Build strong relationships with operations and marketing partners to create and execute sales and marketing strategies, overcome community challenges, and reach occupancy goals.
Meet with leadership and capital partners to review team performance and improvement plans when needed.
Meet regularly with each community sales team to review:
Current gap to goal (leasing and occupancy)
30-day prospect event calendar
30-day outreach marketing calendar
Prospect follow-up strategy
Mystery shop results
Qualifications
Required
High school diploma and 5+ years of professional sales experience in multifamily housing, Active Adult, senior living, or hospitality.
Demonstrated success in sales training and in guiding teams to excel in sales performance.
Ability to travel up to 50%.
Skilled facilitator with strong executive presence and a creative, interactive approach to adult learning.
Extensive CRM experience (Yardi CRMiQ preferred) and property management system experience (Yardi preferred).
Market outreach experience, including networking, events, and social media.
Familiarity with Canva, PowerPoint, and Teams.
Familiarity with Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other laws governing multifamily housing operations.
Preferred
Experience leading and developing teams at a regional level.
Operations background.
Experience with lease-up properties and luxury amenities.
