Residential Maintenance Technician (HVAC mini-split)

We are seeking a dependable, resourceful, and organized Maintenance Supervisor for an 88-unit multifamily apartment community in East Point, GA.

This unique dual-purpose role combines approximately 50% hands-on maintenance and 50% administrative and operational responsibilities. The ideal candidate will bring strong HVAC knowledge, including experience with ductless mini-split systems, along with leadership skills and the ability to independently manage daily maintenance priorities.

What You'll Do

• Perform general property maintenance, including HVAC, plumbing, electrical, carpentry, painting, and routine repairs.
• Troubleshoot, maintain, and repair HVAC equipment, including ductless mini-split systems.
• Oversee daily maintenance priorities, preventative maintenance, and work orders to ensure timely completion.
• Coordinate vendors, monitor service quality, and follow up on outstanding repairs.
• Manage maintenance documentation, inventory, supply ordering, and organization of maintenance storage areas.
• Partner with property management to maintain a safe, comfortable, and well-maintained community.

What We're Looking For

• At least 3 years of related maintenance experience or an equivalent combination of education and training.
• Hands-on experience installing, maintaining, troubleshooting, and repairing mini-split HVAC systems.
• Knowledge of energy-efficient HVAC equipment, plumbing, electrical, and general building maintenance.
• Strong leadership, organizational, and problem-solving skills with the ability to work independently.
• Basic computer proficiency for maintenance documentation, work orders, and communication.
• HVAC certification strongly preferred.
• Previous multifamily or apartment maintenance experience is a plus.
