Job Title: Scheduler
Job Description
The Scheduler develops, maintains, and analyzes detailed schedules for large construction projects or multiple smaller projects with complex sequencing requirements. This role collaborates closely with project teams to build schedules, monitor progress against the baseline, identify risks and impacts, and drive schedule-driven decisions that support successful project delivery. The Scheduler also supports continuous improvement in scheduling practices and helps project stakeholders understand and use scheduling tools and data effectively.
Responsibilities
- Develop a thorough understanding of the work breakdown structure (WBS) and apply it to large or multiple smaller construction projects with complex scheduling activities.
- Reference and follow the internal Scheduling Playbook to ensure adherence to established scheduling policies, practices, procedures, and activities.
- Build strong relationships with project stakeholders to communicate the overall project plan, support project performance, and promote the value of scheduling.
- Collaborate with project team members, including Engineers and Superintendents, to confirm the Contract Item List (CIL), establish Required On Job (ROJ) dates, and review the Procurement Schedule to track and assess subcontractor commitments.
- Develop project schedules based on Critical Path Method (CPM) logic using scheduling software to create accurate baseline schedules.
- Review and recommend decisions related to performance of work, including scheduling, delivery, logistics, and Trade staffing levels, to support timely project execution.
- Study schedule deliverables prior to publication or distribution and ask challenging questions about schedule content to enhance accuracy and reliability.
- Work with Preconstruction, Commissioning, Procurement, and Construction teams to prepare detailed, integrated project schedules.
- Engage with the Virtual Design & Construction (VDC) team to align and coordinate project schedules with project models.
- Define project schedule metrics and monitor critical path activities to support achievement of the forecasted project completion date.
- Contribute scheduling information and updates to maintain the project schedule dashboard and ensure stakeholders have current data.
- Create target comparison models and look-ahead schedules to provide progress updates, present findings, explain schedule risks, and develop recovery strategies to keep projects on track.
- Challenge the project team by comparing As-Built versus Planned progress using historical, current, and forecasted schedule data.
- Review Pull Plans and revise schedules accordingly, incorporating Last Planner System practices into the overall project schedule.
- Collaborate with the project team to identify events and changes that impact the schedule, support change order management, and develop time impact analyses.
- Conduct regular project site progress walks to capture accurate scheduling progress data from the field.
- Generate scheduling reports and summaries based on client requests or project needs, including monthly scheduling progress reports for Operations Review Meetings and other project review sessions.
- Provide support and guidance to project end-users, both individuals and groups, to help them develop proficiency in using scheduling software.
- Collaborate with Business Development and Marketing teams to develop and prepare proposal schedules and related materials for pursuits.
- Develop and update cost-loaded and/or resource-loaded schedules as requested to support project planning and performance tracking.
- Apply continuous improvement methodologies to daily tasks and activities to enhance scheduling operations and outcomes.
- Perform other related scheduling activities, duties, and responsibilities as assigned.
Essential Skills
- Bachelor's degree from an accredited program in Engineering, Construction Management, Building Construction, or a related field.
- 4 years of related experience in scheduling, construction, or a combination of education, training, and experience.
- Experience working on large construction projects with values greater than $50 million.
- Prior experience in construction roles such as Field Engineer, Assistant Superintendent, or similar positions.
- Proficient use of scheduling software applications, including Oracle Primavera P6.
- Knowledge of scheduling comparison tools such as Acumen Fuse and Change Inspector.
- Strong knowledge of building construction, materials, systems, market conditions, and Trade practices.
- Ability to interpret contract documents, drawings, specifications, and scopes of work to develop accurate project schedules.
- Knowledge of estimating principles to support project schedule development.
- Familiarity with earned value concepts and the use of construction resources to validate productivity and activity durations.
- Ability to manage competing demands, prioritize tasks, and meet deadlines in a dynamic project environment.
- Strong process and analytical skills to support sound decision-making.
- High level of organization and attention to detail, with the ability to quickly adopt continuous improvement methodologies.
- Professional interpersonal skills to build relationships with project team members and stakeholders and to understand how their activities impact the schedule.
- Strong written and verbal communication skills, with the ability to present scheduling information clearly to non-technical audiences.
- Proficiency with computers, data entry, Microsoft Office applications, and collaborative tools.
- Willingness and ability to travel on a limited basis as required by project needs.
Additional Skills & Qualifications
- Experience with construction scheduling specifically for complex facilities, including data centers.
- Background in project engineering, scheduling coordination, or related construction scheduling roles.
- Experience developing and managing CPM-based baseline schedules and look-ahead schedules.
- Experience creating and maintaining cost-loaded and resource-loaded schedules.
- Exposure to Virtual Design & Construction (VDC) workflows and integrating models with schedules.
- Experience participating in proposal development and preparing schedule-related materials for Business Development and Marketing teams.
- Demonstrated ability to support and train others in the use of scheduling software and tools.
- Comfort working within a structured scheduling framework and playbook while contributing ideas for continuous improvement.
Work Environment
This role operates primarily in a construction project environment, supporting large, complex projects such as data centers and other major facilities. The Scheduler works closely with field and office teams, including Preconstruction, Commissioning, Procurement, Construction, and VDC personnel. Work involves regular use of scheduling software such as Oracle Primavera P6, scheduling comparison tools like Acumen Fuse and Change Inspector, and productivity tools within the Microsoft Office suite and collaborative platforms. The position includes periodic site visits and progress walks to active construction sites to verify schedule status and collect field data, which may involve exposure to typical construction conditions such as noise, varying weather, and ongoing trade activities. Work hours generally align with standard business and project hours, with occasional flexibility required to meet project deadlines and support Operations Review Meetings or proposal efforts.
