About Costo Construction
Costo Construction is a fifth generation, family-owned general contractor in Palm Desert. We deliver high-end residential renovations, custom new homes and commercial projects across the Coachella Valley. Our owners are on our jobs every week, and our clients hire us for the craftsmanship and clear, fast communication. Our pipeline is growing, and we're adding a Superintendent to run our commercial projects up to $7 million.
The Role
You'll run the jobsite on commercial projects up to $7 million: tenant improvements, interior remodels, medical and office space, country club and community facilities, and ground-up buildings. You own the field: schedule, safety, quality and subcontractor performance. You'll work with our Project Managers and report to ownership. We give our superintendents real authority, clear field standards and a bonus tied to how their jobs perform.
Who We're Looking For
We hire for character as much as experience. The right person for this role is:
• A team player: You work closely with our Project Managers, subs, inspectors and owners, and you build a jobsite culture people want to be part of
• Experienced in exactly this role: You've already run commercial jobsites as the lead superintendent, so you can take over the field from day one
• An owner of your work: You treat your jobsite as your own, follow through without reminders, and own your mistakes as well as your wins
• A problem solver: When a conflict, delay or field issue comes up, you work it out on site and bring the PM options, not just the problem
• Positive under pressure: You keep a steady, constructive outlook with owners, tenants and crews, even on the hard days
What You'll Do
• Run daily site operations from mobilization through closeout and turnover
• Build and maintain the 3-week look-ahead and keep the master schedule on track
• Coordinate and sequence all subcontractor trades; hold them to scope, quality and schedule
• Run weekly subcontractor and safety meetings; enforce site safety and Cal/OSHA requirements
• Schedule and walk city, fire and special inspections; manage corrections
• Review drawings and specs ahead of the work in Bluebeam; flag conflicts and push RFIs to the PM
• Verify that everything is built per the approved plans, specs and submittals, and escalate any discrepancy to the PM the same day
• Coordinate in the field with subcontractors, the architect and engineers to resolve conflicts before they become rework
• Manage work in occupied buildings: phasing, noise and dust control, owner and tenant coordination
• Keep daily logs, photos and reports current in JobTread
• Drive punch lists, closeout documents and a clean turnover
Key Deliverables
• Weekly toolbox talk and safety walk: Documented with sign-in sheets; hazards corrected immediately
• Daily site management: On site and running the job every working day: manpower, trade sequencing, deliveries, laydown, site access and housekeeping. You are Costo's leader on the jobsite from start to end of each day
• Weekly 3-week look-ahead (issued Monday): Sent to every sub on site and tied to the master schedule
• Weekly subcontractor coordination meeting: Run on site, with minutes and action items sent the same day
• Pre-installation meetings: Held with each major trade before it starts, covering scope, layout, sequencing, tie-ins with other trades and quality expectations
• Trade coordination: MEP, framing and finish conflicts found and resolved in the field before rough-in, not after the work is installed
• Built-per-plan verification: Layout, dimensions, elevations, materials and installed work checked against the current approved drawings, specs and submittals before each trade starts and before work is covered, and documented with photos
• Discrepancy escalation: Plan conflicts, unforeseen field conditions or work not built per plan reported to the PM the same day, with photos, location and a recommended fix. RFI drafted within 24 hours, and no work proceeds on a known conflict without written direction
• Design team coordination: Site walks with the architect and engineers (structural, MEP, civil) at every site observation visit; every item on their field reports tracked and closed before the next visit
• Current drawings in the field: Latest revisions, ASIs, RFI responses and approved submittals posted to the field set in Bluebeam within 24 hours; superseded sheets removed
• Occupied-building notices: Owners and tenants notified at least 48 hours ahead of noise, dust, access changes or shutdowns
• Daily log (by end of day): Manpower by trade, work completed, inspections, deliveries, weather, issues and safety, with every field filled in
• Daily progress photos: Uploaded the same day, covering all active work areas
• Weekly field report to the PM: Percent complete, issues, open discrepancies, RFIs needed and upcoming inspections
• Inspections: Results logged the same day; corrections closed before re-inspection
• Milestone quality checks: Before cover, before drywall and before ceiling close-in, documented with photos
• Punch list and turnover: Punch issued within 48 hours of substantial completion and closed within 30 days, with redlined as-builts, O&M manuals and attic stock
How We'll Measure Success
Your bonus is tied to five project measures:
• Safety: Zero accidents and zero recordable incidents, with a clean, organized site every day
• Schedule: Milestones and substantial completion hit on time
• Client satisfaction: Owners and tenants want you back on their next job
• Sub crew efficiency: Trades staffed and productive, without re-mobilizations
• Callbacks and rework: Work done right the first time, with few warranty callbacks
Your First 90 Days
• Days 1–30: Complete OSHA 30 if you don't already hold it, learn our field standards and JobTread logs, walk every active job and meet our core subs
• Days 31–60: Take over the field on an active commercial project and run the weekly sub meetings
• Days 61–90: Run your project independently, hitting every daily and weekly deliverable
What You Bring
• 5+ years as the lead Superintendent on commercial projects
• Projects run as lead superintendent in the $1M–$7M range (TI, renovation and/or ground-up)
• A history of owning your jobsite and solving field problems before they become schedule or cost problems
• Strong scheduling skills and the ability to manage multiple trades at once
• Working knowledge of commercial building systems: MEP, fire life safety, ADA/accessibility and structural
• OSHA 30 certification, or completion within 30 days of hire
• Ability to read and interpret commercial construction documents
• Proficiency in Bluebeam Revu: quantity takeoffs, markups, measurements, overlays and redlined as-builts
• Comfort with construction software and a tablet in the field
• Valid California driver's license and a clean driving record (clean DMV driver's abstract required, checked after a conditional offer of employment)
Nice to Have
• Experience in occupied facilities: medical offices, clubhouses, HOAs, hospitality or retail
• Ground-up experience with CMU/block, steel or wood frame construction
• First Aid/CPR, SWPPP (QSP) or similar certifications
• Bilingual English/Spanish
• Coachella Valley experience and relationships with local subs and inspectors
What We Offer
• Base salary of $100,000–$120,000, based on experience
• Performance bonus tied to schedule, quality, safety and client satisfaction
• Company truck, fuel card and phone
• Health insurance, partially paid by the company
• 401(k) with company match
• Paid time off and paid holidays
• Real authority in the field and direct access to ownership
• Ongoing educational support for your career development
