About the Job

This is a great opportunity for an experienced Sr Relationship Manager who is assertive, possesses a strong initiative and works well collaboratively to drive innovative and complex balance sheet loans and permanent debt production with a primary focus on the affordable housing industry.

Essential Job Functions

• Maintain relationships with high profile clients and prospects, organizations and agencies involved in the affordable housing industry.
• Originates affordable housing multi-family capital transactions with both existing and new clients.
• Negotiate, secure and structure transactions to ensure that projects meet the appropriate risk profile of KeyBank.
• Create an approach to cross-sell all aspects of financial solutions and bank products to clients.
• Work collaboratively with an expert sales team to tailor enterprise-wide solutions for clients.
• Work with a team to obtain and analyze due diligence items including sponsor financials, project budgets, proformas and tax credit documentation.
• Coordinate underwriting and closing processes with clients, internal partners, counsel and others with a focus on client experience.
• Partner effectively with Credit Officers and underwriting teams in connection with credit decisioning, closing, funding and risk mitigation.
• Work collaboratively within the organization to maintain appropriate credit profiles for new and existing loans.
• Work to ensure CRA needs are exceeded in targeted markets.
• Ensure Key's moderate risk profile is met in all activities.
• Build and maintain strong, long-term relationships with clients and prospects and serve as a primary point of contact for financing and banking needs.
• Identify new business opportunities and market trends within the assigned territory and develop strategic plans to grow market share and client engagement.
• Collaborate with legal, compliance, capital markets and servicing partners to deliver seamless client solutions.
• Ensure all transactions and client interactions are accurately documented and comply with internal policies and external regulations.
• Actively participate in industry conferences, workshops and community boards and committees.
• Perform other duties as assigned.
• Comply with all KeyBank policies and procedures, acting professionally and ethically at all times.

Required Qualifications

• Bachelor's degree in a related field with experience in affordable housing lending and investment or commercial real estate lending.
• Experience implementing creative selling and innovative problem-solving techniques.
• Proven ability to drive business development efforts individually and as part of a team.
• Broad understanding of multifamily lending, LIHTC investments, tax exempt bond financing and government loan programs.
• Demonstrated proficiency in financial statement analysis, project feasibility assessment and investment return analysis.
• Strong negotiation and deal structuring skills.
• Knowledge of the real estate development lifecycle.
• Risk assessment and mitigation experience.
• Understanding of Community Reinvestment Act and related programs.

Preferred Qualifications

• 5-10 years' experience in affordable housing lending or commercial real estate lending.
• Recognition as an affordable housing industry expert.
• Strong leadership and stakeholder management skills.
• Knowledge of affordable housing market trends and regulations.

COMPENSATION AND BENEFITS

This position is eligible to earn a base salary in the range of $116,000.00 - $216,000.00 annually. Placement within the pay range may differ based upon various factors, including but not limited to skills, experience and geographic location. Compensation for this role also includes eligibility for incentive compensation which may include production, commission, and/or discretionary incentives.
