About the Opportunity

WinnCompanies is searching for a Live In Union (32BJ) Maintenance Superintendent to join our team at Thessalonica Court, a 191-unit residential community located in the Bronx, NY.

In this role, you will responsible for supervising maintenance staff, ensuring safe and well-maintained buildings, and supporting resident satisfaction through responsive service delivery. The Operations Superintendent works as a working supervisor, balancing direct maintenance work with team leadership, inspections, vendor coordination, and emergency response.

Please note that the pay range for this position is $25.50 - $27.00 per hour, depending on experience.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM. This role requires availability for on-call activity during off-hours for urgent needs.

This position includes a housing unit. Additionally, this is a union position, which will include union benefits and compensation.

Responsibilities:

• Oversee daily maintenance operations as a working supervisor, including appliances, carpentry, painting, masonry, hardware, and basic electrical, plumbing, and HVAC.
• Supervise and coordinate the daily work activities of 3-5 maintenance employees.
• Prepare work schedules for maintenance staff and vendors to ensure timely completion of service requests and preventive maintenance.
• Perform monthly building and unit inspections to ensure compliance with operating standards.
• Review third-party inspection reports and coordinate corrective actions.
• Maintain full knowledge of all property maintenance programs and capital improvement projects.
• Ensure resident and site work orders are completed in a timely manner, prioritizing emergencies and violations.
• Manage apartment turnovers to support leasing and occupancy goals.
• Monitor and maintain accurate maintenance logs and records.
• Maintain grounds and curb appeal, including landscaping, trash management, and snow and ice removal.
• Complete seasonal maintenance and ensure safe, timely execution during inclement weather.
• Participate in on-call rotations and respond to after-hours emergencies such as fires or floods.
• Assist in soliciting contractor bids with approval from management.
• Oversee inventory control, maintenance supplies, and equipment; make purchase recommendations as needed.
• Directly supervises maintenance staff and oversees daily work assignments.
• Participates in hiring, corrective action, and performance reviews.
• Makes routine decisions guided by policies, procedures, and established standards.
• Assists with planning and monitoring maintenance-related budgets.

Requirements:

• High school diploma or GED equivalent.
• 3-5 years of maintenance experience.
• 1-3 years of supervisory experience in maintenance or facilities operations.
• NYC Certificate of Fitness (S12, S13, S14, or P99) - must obtain in 90 days if not current.
• General knowledge of electrical, plumbing, appliances, and HVAC systems.
• Strong supervisory and organizational skills.
• Ability to communicate effectively in English (oral and written).
• Basic computer literacy and ability to use web-based applications.
• Strong customer service focus and team-oriented mindset.

Preferred Qualifications:

• Vocational or Technical training.
• HVAC certification, Asbestos, or Lead-Based Paint certifications
