Superintendent
Location: San Francisco Bay Area (Onsite)
SUMMARY:
To provide on-site coordination for all phases of commercial construction pretraining to TI, Lab Work, Retail, Infrastructure and Base Building. This would include coordinating subcontractor's material and equipment deliveries. To ensure that architect / Engineers and Clients design intent and specifications are being followed. To schedule and coordinate inspections and to stay on top of quality control and Site Safety
RESPONSIBILITIES:
Schedule subcontractors/vendors' critical path to ensure completion within the contracted schedule
Ensure opening and closing of the job site on a daily basis
Perform site walks to ensure quality is being met and performed by the subcontractors
Communicate with the project team, including building owners, Architects, Engineers, and Clients
Ensure that subcontractors are performing their tasks as stated in their subcontract
Ensure that safety compliance is being met by not only employees, but subcontractors as well
Identify conflicts in the field, communicate them to the team, and help in the resolution of conflicts
Write and log the RFI process
Maintain Daily Logs and conduct Safety Meetings
Be able to manage several projects at once while maintaining the quality and tasks required
Manage subcontractors and coordinate client subcontractors, including cable vendors, furniture vendors, graphics vendors, etc.
Ensure that the jobsite is always kept swept, clean, and free of any safety hazards
Ensure that all safety requirements are being followed and that proper PPE is being worn by company employees and subcontractors
Project Close-Out / Final and Punch List Sign-Off
Walk the project and ensure that all punch list items created by the Architect, Client, and Engineers are being corrected in a timely fashion
Coordinate FLS testing and inspections with City jurisdictions to ensure project handover/client move-in
Follow up on MEP Title 24 documentation and City recordings
Schedule final permit sign-offs with municipalities, including Fire Marshal, Electrical Inspector, and Building Inspector
Ensure that all completed permits and recorded, signed-off punch lists are sent to the office to be included in the close-out package
Pre-Construction Tasks
Walk potential projects and identify issues during the pricing process
Identify work outside the subcontractor's scope
Meet with the Project Manager to review budgeting and scope gaps
Help obtain building permits
Build realistic draft schedules for potential future projects
Meet with subcontractors for pricing purposes
Provide recommendations on subcontractors suited to perform the required tasks
SUPERINTENDENT SKILL SET:
Must have good people skills and be able to read a crowd
Strong communication skills with the team and the ability to speak clearly
Must have at least 5 years of industry experience
Must be able to read blueprints
Strong planning and organizational skills
Self-motivated
Good at problem solving, not creating more of a problem
Able to physically perform duties, including climbing stairs, ladders, or elevated structures. Must be fit to walk jobsites and lift at least 20 pounds
Must have a valid driver's license and reliable transportation to travel to jobsites
Able to be a team leader and guide the team toward a common goal
Computer skills, including Email, Microsoft Project, Bluebeam, and Excel
Strong presentation skills. Must be able to speak well in a public setting and represent both themselves and the company professionally
Always maintain a presentable and professional appearance
Must be dependable and able to work the hours and days necessary to complete the project
