Job Description:
Are you someone who enjoys digging into research, solving complex problems, and uncovering the details others might miss? At Old Republic Title, we're looking for a Title Searcher who takes pride in accuracy, thrives on investigative work, and enjoys being an essential part of real estate transactions. As a Title Searcher, you'll play a key role in protecting property ownership by researching land records, identifying potential title issues, and helping ensure every transaction is built on a solid foundation. Location: Hybrid (Minimum 3 days per week in our Dover, DE office)
What You'll Do
Conduct comprehensive title searches using county land records, tax records, court records, and other public resources.
Research deeds, mortgages, judgments, liens, probate records, easements, restrictions, UCC filings, and other recorded documents.
Establish accurate chains of title and identify ownership discrepancies or title defects.
Prepare thorough title search reports and supporting documentation for internal review.
Collaborate with county offices, attorneys, lenders, surveyors, and internal team members to resolve questions and obtain necessary information.
Maintain organized, accurate records while ensuring compliance with underwriting guidelines and industry standards.
Manage multiple searches simultaneously while delivering high-quality work within established deadlines.
What We're Looking For
Two or more years of experience in title searching, title examination, real estate, legal support, land records research, or a related field.
Ability to interpret legal descriptions, deeds, mortgages, and other real estate documents.
Knowledge of Delaware land records and title processes is a plus.
Strong analytical and investigative skills with exceptional attention to detail.
Excellent written and verbal communication skills.
Ability to work independently while collaborating effectively with a supportive team.
Strong organizational and time management skills with the ability to prioritize multiple projects.
Proficiency with Microsoft Office, Outlook, and web-based research tools.
