Growing, successful RE player is seeking an analytical, M&A-minded leader.
The VP of Finance will own debt capital markets execution and compliance, specifically diligence, documentation coordination, closing, covenant compliance, and lender reporting. The mandate is to execute at a level of quality and independence that allows the sponsor to step back from day-to-day process involvement; this requires someone lenders and sponsor deal teams immediately recognize as a peer.
Primary Responsibilities — Debt Capital Markets
Run lender processes post-term sheet through closing: data room build-out and management, diligence responses, third-party report coordination (appraisals, environmental, PCAs), legal documentation coordination with counsel, and closing checklists
Support term sheet negotiation with analysis: pricing comparisons, covenant sensitivity modeling, borrowing base scenarios, and structural mechanics review (sweep triggers, accordion terms, debt yield/DSCR tests)
Own ongoing covenant compliance, lender reporting packages, borrowing base certificates, and draw/reallocation requests across multiple facilities
Serve as day-to-day lender point of contact between transactions; maintain relationships with lender portfolio teams and debt broker/placement agents
Manage the debt stack across facilities: plan and sequence the migration of assets from bridge financing to permanent facilities, coordinate collateral transfers, releases, and substitutions to optimize proceeds and pricing, and maintain a forward calendar of maturities, extension tests, and refinancing windows
Execute debt workstreams for the planned recapitalization: capital structure modeling, refinancing analysis, and process management under CFO/sponsor direction
Secondary Responsibilities – FP&A, BOD, Reporting
Oversee FP&A: corporate model ownership, annual budgeting, quarterly reforecasting, and property-level NOI performance analysis across the portfolio
Prepare Board of Director materials, including quarterly board decks and sponsor reporting
Manage internal and external reporting cadence; support audit and GAAP reporting workstreams
Respond to ad hoc sponsor and investor requests with institutional-quality output and fast turnaround
Partner with the CFO on exit-readiness workstreams
Experience/Qualifications
4+ years of experience
Experience in debt capital markets execution and compliance/diligence
BS/BA in Finance, Economics, Accounting, Business etc.
Real estate industry experience preferred
Exposure to private equity is helpful
Expert modeling skills
Ability to work hybrid (3 days) in Howard Co. HQ
Up to $200k + highly competitive bonuses
