The Regional Account Director (RAD) role is primarily a client-facing field position. RADs demonstrate expertise in developing and executing data-driven digital marketing strategies and provide the highest level of customer service, working closely with our automotive dealers to provide consultative marketing assessments and offer comprehensive marketing solutions.RADs strive to become a partner of the dealership by helping to effectively implement an intelligent marketing strategy that helps dealers sell, service and retain more customers for less cost and expand a dealership’s revenue opportunities.This is a full-time, salaried, remote field position serving the greater Eastern Ohio / Western Pennsylvania market region. RADs are responsible for the initial launch of Team Velocity products, services, and overall strategy with new clients, as well as the management and retention of existing clients. Overview The Property Manager position leads in the management of an apartment complex. The Property Manager is involved in all aspects of day-to-day operations of the property, including marketing and advertisement, tenant relations inc. scheduling showings for prospective tenants, maintenance, repairs and renovations, security, janitorial services, landscaping, snow removal, etc. The Property Manager handles tenant complaints and service requests and must be familiar with the terms of the tenant leases. Specific Duties <ul><li>Leasing- Follow up on all leads and schedule appointments for prospective tenant tours to maintain low vacancies.</li><li>Prepare and submit purchase orders for approval of management prior to making purchases.</li><li>Complete all rent payments bank deposits in a timely fashion (checks and online payments).</li><li>Submit and schedule all payments of property invoices from vendors and record in AppFolio all income and expense transactions.</li><li>Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner and generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times.</li><li>Conduct periodic inspections (twice a year) of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.</li><li>Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, correspondence and file notes.</li><li>Assist with administering tenant occupancy including providing the new tenant with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.</li><li>Become proficient with the AppFolio management software. Financial <ul><li>Detailed verification of all invoice amounts and information with approved Service Orders or Contracts.</li><li>Make sure all tenants pay, deposit their payments and record such on AppFolio.</li><li>Ensure proper property coding on invoices.</li><li>Investigate cost reduction opportunities.</li><li>Read meters and calculate utility bill-backs to tenants if relevant.</li><li>Comply and submit the company’s weekly reports to management</li><li>Assist corporate accounting with questions related to the property and resolution of vendor issues.</li></ul>8. Scope of Responsibility and Authority The Property Manager is charged with leading in the day-to-day implementation of policies, procedures and programs that will assure a well-managed, well maintained buildings, placing maximum emphasis on positive responses to the concerns and needs of the tenants, environmental health and safety, and quality programs in coordination and conjunction with the Owner’s goals and objectives. In absence of Executive staff, the Property Manager must provide “in charge” responsibilities for the property.
