Performs preventative maintenance on all base building and critical system equipment which includes but not limited to assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting immediate clean-up of work area, completing the preventative task sheet, returning tools to workshop and unused supplies to storeroom and advising the Manager of any equipment problems. Monitors operation, adjusts and maintains refrigerants, heat exchangers, HVAC equipment and systems, chilled water, and air conditioning equipment; boilers, pumps, valves, piping and filters; other mechanical and electrical equipment; records readings as necessary to ensure proper operation of equipment and adjusts where necessary to assure proper operation of equipment and notify appropriate parties of any problems or malfunctions. The ideal candidate will be responsible for maintaining, diagnosing, and repairing heating, ventilation, and air conditioning systems for residential and/or commercial clients. li>Demonstrated skill in safely operating a hand drill, and hammer drill; Demonstrated skill in safely lifting/pulling loads to work areas; Demonstrated skill in proper loading/unloading vehicles; Clearly and effectively communicating, both orally and in writing; Use of a variety of computer-based technologies including word processing, and spreadsheets; Establishing and maintaining effective, fair, cooperative, collaborative and respectful relationships with internal and external colleagues, peers, work teams and workgroups.
