The Mortgage Processor/Closer’s primary duties consist of interacting with applicants, attorneys and underwriters to process loan documentation, including: disclosures and commitment letters, calculating debt position and loan to value, preparing loan closing documents and performing post-closing review in accordance with FNMA/FHLMC guidelines. Responsibilities<ul><li>Process loans from origination to close in compliance with established regulations and guidelines.</li><li>Assist members with the loan application process and promote the Credit Union’s products.  </li><li>Provide administrative assistance to the loan originator and staff</li><li>Calculate closing costs, including mortgage insurance and escrow accounts, and provide a loan estimate for closing costs to the member.  Interact with attorneys on loan closings by providing necessary information, coordinate disbursements, make arrangements for loan closings, and verify all documentation.</li><li>Order and verify credit report, flood, real estate appraisal and title work to ensure proper guidelines are followed.</li><li>Ensure all loan notifications, commitment letters, disclosures and re-disclosures are complete, accurate and distributed to applicants as required. <h4>Overview</h4>Responsible for the timely and accurate processing of residential mortgage and consumer loan applications in conformance with established bank policies, objectives and regulatory requirements. Performs any functions, within scope of authority and expertise, to provide the highest level of service and responsiveness to customers and co-workers.<h4>Responsibilities</h4><ul><li>Processes residential mortgage and consumer loan applications. Receives and opens applications. Prepares and delivers required disclosures within established timeframes. Orders various supporting documents such as appraisals, credit reports, flood certifications and title rundowns, and tracks the timely receipt thereof.</li><li>Manages assigned pipeline to assure that commitment, rate lock and closing dates are met on purchase transactions, and established target dates for refinance transactions.</li><li>Is the primary point of contact for applications after submission. Collects required fees and documentation. Keeps tracking screens and file notes up-to-date, and all parties (originator, underwriter, closer and/or attorney) informed as to the disposition of the request.</li><li>Documents income, asset, credit and collateral documentation for compliance with bank and investor guidelines prior to submission to DU, LP or the assigned underwriter, notifying the customer, underwriter and/or originator of any deficiencies as appropriate.</li><li>Generates required documentation such as commitment letters, attorney instructions, compliance disclosures and consumer loan closing documents.</li><li>Assists with the closing of residential mortgage and consumer loan applications as may be required.</li><li>Prepares and runs periodic reports.</li><li>Performs a variety of general ledger activities (e.g. posting fees, balancing accounts, etc.).</li><li>Responsible for the integrity of the data input into the loan origination system for all assigned loans, including HMDA data.</li><li>Assists in the training of less experienced staff members.</li><li>Performs all duties in accordance with bank policies, including the Information Security Policies and Procedures, as well as state and federal regulatory compliance guidelines. *This is not a remote position *Primary Function:Under the supervision of the Department Manager, processes consumer loans on a timely and accurate basis and provides a consistently high level of quality service to members and potential members in the lending process. Prepares, analyzes, processes, and documents all required forms and documentation for consumer loan products. Provides member and departmental support for all aspects of consumer loan and consumer loan servicing within the Credit Union. Handles all member transactions with complete discretion and confidentiality. This is a Mid-Level position.Essential Duties and Responsibilities:<ol><li style="text-align:left">Coordinates with consumer loan applicants in person, by phone and/or electronically and assists member in providing information, answering questions, and completing loan application.</li><li style="text-align:left">Ensures that all members and potential members feel welcomed to the Credit Union and are supported professionally in the process.</li><li style="text-align:left">Requests and reviews all required information and documentation to secure a consumer loan and researches discrepancies.</li><li style="text-align:left">Interviews and originates potential consumer loan applicants for approval and/or denial.</li><li style="text-align:left">Answers questions for members throughout the process. Explains the loan process to include loan options, insurance required on Credit Union loan products, loan policies, interest rates, payoffs, etc.</li><li style="text-align:left">Prepares credit investigation and verification for related applications.</li><li style="text-align:left">Verifies contents and completion of approved loan folders and inputs on the computer system.</li><li style="text-align:left">Maintains a filling system and procedures to monitor that the required documentation is received in a timely manner and maintained appropriately and according to policies and procedures.</li><li style="text-align:left">Closes approved loans; completes all necessary loan documents to close the file; and prepares payroll designation and all other related documents to bring to completion.</li><li style="text-align:left">Processes daily mail payments for consumer loans, when assigned.</li><li style="text-align:left">Informs members of Credit Union products and services, explaining features and benefits; cross-sells products and services when appropriate and within scope of responsibility.</li><li style="text-align:left">Functions as needed to positions within the Loan Origination/Servicing Department as required.</li><li style="text-align:left">Cross-trains and performs all positions within the Loan Department.</li><li style="text-align:left">Responsible to maintain and control lending file folders.</li><li style="text-align:left">Coordinates documentation and maintains up-to-date files.</li><li style="text-align:left">Provides backup support for Lending Reception desk and related department mailings.</li><li style="text-align:left">Attends training sessions upon request.</li><li style="text-align:left">Adheres to the anti-money laundering policy and the Bank Secrecy laws.</li><li style="text-align:left">Assumes other duties as new products, services, or technology are introduced.</li></ol>Note: The above is a description of the ordinary and essential duties of the position.
