MAINTENANCE TECHNICIAN  GENERAL JOB SUMMARY: The Maintenance Technician performs various maintenance duties for residential units including basic plumbing, electrical, painting, appliance repairs, cleaning units and grounds for inspections and new occupancy. Provide exceptional service while assessing and repairing the property. The Maintenance Technician reports directly to the Maintenance Supervisor.JOB DESCRIPTION Â·         Performs basic repairs to appliances, fixtures, switches, outlets, and/or circuitsÂ·         Performs light plumbing work, such as clogs, replacing fittingsÂ·         Performs carpentry work not limited to fitting doors, freeing windows, replacing/building shelves, and interior/exterior paintingÂ·         Replaces damaged or broken glass, tile, carpet, window screens/blinds, garbage disposals, light fixtures, appliances, locks, etc.Â·         Reports all maintenance and resident concerns related immediately to Maintenance SupervisorÂ·         Responds to work orders, resident requests and concerns within 24 hours when possibleÂ·         Keeps accurate, detailed records for preventive maintenance activities, work order requests, apartment renovations, inventories and/or purchase ordersASSIST SITE MANAGER WITH:         o   Move-in/move-out inspectionso   Routine inspections required by Federal and/or State regulatory agencieso   â€Make-readyâ€ procedures to vacant unitsÂ·         Identifies water and gas meter cut-offs, unit fixture cut-offs, sewer clean-outsÂ·         Performs scheduled maintenance on equipment based on the manufacturers operating manualsÂ·         Periodically inspects all units, buildings and common areas, performs repairs and/or janitorial duties as needed.Â·         Ensures storage areas and other entrances are locked and adequate lighting in those areas is maintainedÂ·         Attends and/or participates in required training(s). Operates within OSHA, Fair Housing and ADA standards and follows Company safety policies and procedures at all timesÂ·         Ensures effective, timely and professional interactions with ALL residents, visitors, contractors and property management team for maintenance services providedÂ·         May be required to track maintenance equipment/material usageÂ·         Additional duties upon request  KNOWLEDGE, SKILLS, AND ABILITIES:To successfully perform the duties of this position, the knowledge, skills, and/or abilities listed below are strongly preferred:Â·         High school diploma and/or certificate from a vocational school preferredÂ·         Valid Drivers license and acceptable driving recordÂ·         Must be able to bend, lift, climb stairs/ladders, operate hand tools and/or write 66% to 100% of the timeÂ·         Must be able to read, speak and comprehend work order instructions and safety regulations Â·         Strong technical knowledge of all building systems (electrical, heating, etc)Â·         Willingness to pitch in and work in areas besides maintenance if needed.Â·         Must be personable and trustworthy, able to work well with residents and co-workers, and perform work in a safety conscious manner.Â·         Must have strong attention to detail in reporting

Job SummaryWe are seeking a PLC Instrumentation Mechanic Technician to support our clients sawmill operations by maintaining, troubleshooting, and optimizing electrical and control systems. This role is responsible for ensuring the reliability and performance of PLCs, instrumentation, sensors, and automation equipment across the facility.This position plays a critical role in equipment uptime, product quality, and plant safety through preventive maintenance, diagnostics, and hands-on technical problem solving.Key Responsibilities<ul><li>Install, troubleshoot, and maintain PLCs, VFDs, HMIs, and industrial control systems</li><li>Diagnose and repair electrical, automation, and instrumentation issues in a production environment</li><li>Inspect, test, and calibrate instrumentation including temperature, pressure, flow, level, and proximity sensors</li><li>Read and interpret PLC logic, ladder diagrams, electrical schematics, and P and ID drawings</li><li>Perform PLC troubleshooting and support control system modifications and upgrades</li><li>Assist with startup and commissioning of new or upgraded equipment</li><li>Support preventive maintenance programs and continuous improvement initiatives</li><li>Maintain accurate documentation including calibration records and control panel schematics</li><li>Work closely with maintenance, electrical, and mechanical teams to ensure system compatibility</li><li>Train maintenance personnel on control systems and safe troubleshooting practices</li><li>Follow all safety standards including OSHA, NEC, NFPA 70E, and company policies</li></ul>Required Skills and Experience<ul><li>Strong PLC troubleshooting experience, Allen Bradley preferred</li><li>Experience with industrial automation, motor controls, relays, and control panels</li><li>Knowledge of analog and digital signals including 4 to 20 mA and discrete I O</li><li>Familiarity with industrial communication networks such as Ethernet IP or DeviceNet</li><li>Ability to read electrical schematics, wiring diagrams, and control drawings</li><li>Experience with RSLogix, Studio 5000, or similar PLC software</li><li>Strong mechanical and electrical aptitude</li><li>Ability to work independently in a fast-paced production environment</li></ul>Education and Qualifications<ul><li>High School Diploma or GED required</li><li>Technical Certificate or Associate Degree in Electrical Technology, Instrumentation, or Industrial Automation preferred</li><li>3 to 5 years of experience in an industrial or manufacturing environment</li><li>Sawmill, paper mill, or heavy manufacturing experience preferred</li><li>Valid driver’s license</li><li>Ability to pass a pre-employment background check and drug screen</li></ul>Work Schedule and Physical Requirements<ul><li>Must be available for rotating shifts, weekends, and overtime as needed</li><li>Ability to stand for the duration of the shift</li><li>Ability to lift up to 50 pounds</li><li>Frequent bending, stooping, climbing, and working at heights up to 7 feet</li><li>Exposure to loud noise, dust, and extreme temperatures</li><li>Use of required personal protective equipment including hearing protection</li></ul>
