Description PRIMARY FUNCTION: The Civil Superintendent is responsible for supervising and directing operations within the applicable discipline. Supervises and directs craft, craft supervisors and others including Subcontractors, coordination between other disciplines and assigned specific tasks. Supervises the development of estimates, budgets and schedules, manages performance, reports progress, and initiates action to assure program/project objectives and schedules are met and work is performed within budget and according to specifications. Resolves problems and coordinates the final turnover of work to downstream work activities. Provides leadership for the development and maintenance of a high-performance project team. TYPICAL DUTIES: Represent the Company at all times with high moral standards while adhering to the Company's "Code of Business Conduct and Ethics". Estimate, plan and supervise craft activities. Determining method of construction, safety procedures and requirements, manpower levels, material quantities, equipment, temporary power sources, work schedule and documenting actual hours worked. Supervises and/or directs craft activities, including scheduling work to be performed and review work accomplished by each craft Maintain liaison with safety department, engineering, estimating and planning to ensure work complies with safety policies, drawings, specifications and schedule. Manage customer relationships and interface with customer personnel including safety, quality and productivity reporting as required. Assist in resolving construction problems and safety issues as required. Conducts accident investigations with safety department as required. Assist the Human Resource Department in maintaining communications to resolving personnel issues of requisitioning required manpower. Monitor craft compliance with project safety program requirements. Document and ensure corrective measures are implemented. Monitor craft compliance relative to apprenticeship requirements and quality assurance requirements. Conducts field safety audits as required. Maintain liaison with other departments (Material Control, Purchasing, Quality Control, and Engineering) to ensure all required materials, equipment, inspections, etc., support craft activities and project schedule. Perform additional assignments per supervisor's direction. Assist in the development and review of the project task list, resource requirements, project execution plans and overall construction/maintenance. Good communication skills both verbal and with a computer. SKILLS, KNOWLEDGE, QUALIFICATIONS & EXPERIENCE: 3 years required 5 year preferred experience in a supervisory role in the industrial construction industry. Proven experience in industrial construction and civil projects, preferably in site development industry. Strong knowledge of civil engineering principles, construction techniques, and industry best practices. Deep understanding of safety regulations incl. trench safety, environmental practices, and quality control processes in the industrial construction industry. Demonstrated leadership abilities with the capacity to motivate and manage a diverse workforce. Excellent communication and interpersonal skills, capable of collaborating effectively with multidisciplinary teams and stakeholders. Proficient in MS Office, project management software, and other relevant applications. Possess a valid driver license and an acceptable motor vehicle driving record (MVR). Willingness to travel between project sites, office locations, vendors and other locations as necessary. Must possess knowledge and have a good understanding of Company policies and Complete Company's Safety training, Process Safety Management training and client/Site specific training. Verification of 8,000 craft related hours. Journeyperson status Required. Washington law requires pay information in job postings. The pay rate will depend on the successful candidate's qualifications and prior experience, specific skill set, geographic location, internal equity, and other factors influencing pay. As such, an actual salary may fall closer to one or the other end of this range, and in certain circumstances, may fall outside the listed hiring range. The Maintenance Superintendent is responsible, under the direction of the Community Manager or Maintenance Manager, for the overall maintenance of one or more sites.

Responsibilities

1. Participate in all maintenance projects, including periodically inspecting all units, buildings and common areas; performing repairs and janitorial assistance as needed as well as specific maintenance as detailed below.

2. Schedule work order requests, adhering to maintenance priorities.

3. Coordinate maintenance related contractor activities, may negotiate contracts and scope of work.

4. Be responsible for stock control and utilization of maintenance materials, as well as the training of maintenance technicians and coworkers.

5. Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and have full knowledge regarding contracts and suppliers, their services and goods.

6. Assist the Community Manager or Maintenance Manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.

7. Responsible for performing detail maintenance procedures including, but not limited to those listed below:a. Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.b. Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.c. Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks.d. Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.e. Painting, to include interior and exterior.f. Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.g. Repair concrete, masonry, roof, fencing, when required.h. Assist Exterminator when required.

8. Participate in an on-call schedule for evening, weekend, holiday and emergency coverage.

9. Make sure storage areas and entrances are locked and adequate lighting is maintained.

10. Adhere to and stay current on all applicable building codes.

11. Have knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs and post map of same. Operates within OSHA standards and company safety policies and procedures at all times.

12. Perform scheduled maintenance on all equipment based on the manufacturers' recommendations and operating manuals.

13. Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.

14. Performs other duties as assigned.

Qualifications

Required Experience: - 3 or more year's full-time maintenance experience or experience in related field.- Residential Property maintenance experience preferred.- Formal training or experience in the following areas: carpentry, light plumbing work, light electrical- work, painting, refurbishing and cleaning, air-conditioning.- Any specific skill required by the property.- Willingness to assist with and work in areas other than strictly repair maintenance; such as janitorial, custodial, gardening, painting, etc.- Boiler license, when required by property facilities.- Familiarity with contract work hours and OSHA Standards is required.

Required Education/Training: - High School degree or equivalent trade-related courses required.- Any college or advanced technical training is preferred.- Any specific certifications required by the property.

Required Skills and Abilities: - Valid Driver's License and acceptable driving record required- Mechanical/Trade skills and abilities as listed in required experience.- Ability to work with co-workers and residents professionally in a demanding environment.- Must have ability to work safely and follow safety directives.- Requires the ability to read, speak and comprehend work instructions and safety notices in the English language.

Working Conditions: - Work conditions will vary from clean rental units to extremely dirty jobs such as plumbing repair and grounds work- Will be exposed to cleaning solvents, paint fumes, dust, sharp objects and live electrical wiring.- Must be willing to work evenings, weekends, holiday and on-call hours when required.
