Facilities Operations Manager Position Summary The Facilities Operations Manager is responsible for overseeing the day-to-day operations of facilities maintenance, custodial, and grounds services within the Housing and Residence Life (HRL) building portfolio. This roleincludes managing the HRL fleet vehicles and ensuring that all facilities operations meet quality standards and are efficiently managed. This role involves regular interaction with students, parents, and various stakeholders, requiring a high level of professionalism and empathy. The Facilities Operations Manager will work closely with the facilities management team to ensure timely and effective resolution of issues. Responsibilities <ul><li>Oversee Daily Operations: Manage and coordinate with Facilities Management on maintenance, custodial, and grounds services to ensure smooth and efficient operations. </li><li>Fleet Management: Oversee the management and maintenance of HRL fleet vehicles. </li><li>Quality Assurance: Regularly meet with the Housing Zone Manager from Facilities Management to ensure quality standards are met and outstanding issues are resolved. </li><li>Stakeholder Communication: Distribute communications to appropriate stakeholders regarding facilities operations and issues. </li><li>Direct Communication: Communicate directly with students and/or parents to address and resolve facilities issues. </li><li>Soft Skills Utilization: Employ strong communication skills, both written and oral, and demonstrate soft skills such as active listening, empathy, problem-solving, and adaptability. </li></ul>Minimum Qualifications<ul><li>Education: Bachelor's degree </li><li>Experience: Two years of relevant experience. An additional four years of experience may be considered in lieu of degree for a total of six years of relevant experience. </li><li>Licensure/Certifications: None </li></ul>Preferred Qualifications<ul><li>Experience: Experience in property management or a similar role. </li><li>Training in conflict resolution or mediation. </li><li>Strong facilities and building systems knowledge. </li></ul>Physical Demands This is primarily a sedentary job involving extensive use of desktop computers. The job does occasionally require traveling some distance to attend meetings and programs. This role is designed for an experienced student housing leader who understands the demands of the academic leasing cycle, summer turnover, and high-volume operations, and who can lead teams through peak periods while protecting the company’s investment and delivering an exceptional resident experience.<h3> Primary Duties & Responsibilities</h3>Include, but are not limited to:<ul><li>Lead all day-to-day operations of a student housing community, ensuring strong performance across leasing, marketing, facilities, resident experience, and financial results.</li><li>Develop and execute annual business and marketing plans aligned with academic leasing cycles, including occupancy, pre-leasing, renewal, and revenue goals.</li><li>Successfully manage summer turn and peak leasing periods, ensuring readiness, staffing, vendor coordination, and timely delivery of units.</li><li>Prepare operating budgets; monitor expenses, review variances, and maximize NOI through disciplined cost control and revenue strategies.</li><li>Maintain target occupancy and rental rates; oversee leasing activity and approve all documentation for accuracy and compliance.</li><li>Hire, train, coach, and retain high-performing on-site teams (leasing, maintenance, and grounds).</li><li>Conduct regular staff meetings, performance evaluations, and ongoing development conversations.</li><li>Partner closely with Regional Managers to ensure operational consistency, performance accountability, and readiness during high-impact periods.</li><li>Coordinate maintenance operations, capital improvements, and reconditioning projects with regional approval.</li><li>Manage resident relations including renewals, conflict resolution, delinquencies, and eviction processes in alignment with legal guidance.</li><li>Lead resident move-ins, move-outs, and academic year transitions.</li><li>Ensure accurate and timely data entry in Entrata (leads, follow-ups, work orders, resident records).</li><li>Uphold Fair Housing standards, company safety policies, and ethical business practices at all times.</li></ul><h3> Required Qualifications</h3><ul><li>Proven leadership experience in student housing property management.</li><li>Ability to analyze financial reports, budgets, and operational data.</li><li>Must have successfully managed at least one full summer turn / peak leasing cycle within a student housing environment.</li><li>Experience leading on-site teams and managing high-volume leasing operations tied to academic calendars.</li><li>Strong understanding of student housing operations, including pre-leasing, renewals, roommate matching, and academic-year transitions.</li><li>Proficiency in Entrata and Microsoft Office (Word, Outlook, Teams, Excel).</li><li>Strong communication, organizational, and problem-solving skills.  </li></ul>Education & Experience<ul><li>Bachelor’s degree preferred</li><li>2+ years of Community Manager or equivalent leadership experience within student housing</li></ul><h3> Supervisory Responsibilities</h3><ul><li>Direct and indirect supervision of 1–10 employees</li><li>Authority related to hiring, scheduling, performance management, discipline, and training</li></ul><h3> Ready to Apply?</h3>If you are an experienced student housing leader who thrives during summer turn, understands the academic leasing cycle, and enjoys building strong teams and communities, we’d love to hear from you.
