Description The Department of Facilities Management in the Health Sciences Center (HSC) at West Virginia University is currently accepting applications for a Manager of Electrical Maintenance. About the OpportunityReporting to the Assistant Director of Facilities Management on the Health Science Center (HSC) Campus, this position is responsible for managing the electrical shop and staffing at the HSC campus which includes responsibility for all electrical components, fire alarm systems, including some telecommunications, and data systems. Provide leadership to the staff through continuous feedback as to effectiveness, performance, quality, and customer service levels. Manage journeymen, trades workers, and any other support personnel as required. Follows procedures and makes work assignments to those individuals assigned to the crew to ensure work is completed in a timely fashion ensuring proper quality and quantity. Ensures that proper safety procedures are used by staff while performing job duties. </li><li>Troubleshoot and audit complex control systems associated with electrical distribution systems, fire alarm systems and sprinkler systems. </li><li>Analyze and build detailed reports and technical data related to electrical and electronic systems utilizing diagnostic equipment, project design documentation, and O&M manuals. Utilize tools and appropriate techniques to assess and evaluate systems. </li><li>Develop, implement, train, and measure staff performance based upon department objectives and metrics. Train staff on proper safety procedures and observe workforce in the field to assure compliance. Manage staff through well-defined performance measures, shared objectives, performance ratings, and training opportunities. Assess employee skill levels and identify appropriate training for improvement. Develop, promote, and deliver on-going staff training on initiatives such as policies and procedures, budget, FM strategic plans, skill, mission, vision, etc. Lead by example in all areas. </li><li>Develop and execute operating and personal budgets. Develop and implement plans for repair and maintenance to include identification, prioritization, budget development, design and scheduling. Ensure that associated maintenance, repair, and alteration requests meet all applicable codes and deadlines. </li><li>Provide continuous improvement concepts and manage a complex Preventive Maintenance program to reduce break downs, repair costs and increase the reliability of the University's infrastructure. Develop and manage a Predictive Maintenance program to identify equipment deficiencies and repair needs prior to system failure. </li><li>Develop internal policies and procedures to address workflow, shutdown procedures, safety and quality control for Department. </li><li>Evaluate new technology and procedures to determine if they are applicable to WVU. Identify opportunities and implement actions to create energy, manpower and cost savings. </li><li>Provides reports as needed in reference to work status, planning, progress, etc. </li><li>Utilize computerized maintenance management systems (CMMS) to evaluate department efficiency, identify call-back issues, repetitive problems, etc., and evaluate metrics for preventative maintenance, cost tracking, manpower, materials, and compliance to priority codes and objectives. </li><li>Benchmark other organizations to identify and implement "best practices" and continuous improvement. Consider data, staff input and condition assessments to assure deferred maintenance 10-year plan reflects condition of electrical systems needs and priorities throughout HSC campus. </li><li>Effectively and accurately communicate to staff, customers and administration all issues and concerns. This position will advise other managers and supervisors regarding activities and safe practices. </li><li>Participate in various departmental and University-wide committee assignments. Act as liaison between various departments such as Design and Construction and Environmental Health and Safety. </li><li>Work with vendors and manufacturers to assure quality parts and products at competitive prices are used. </li><li>Benchmark other organizations to identify and implement "best practices", and continuous improvement or current processes. </li></ul> Qualifications <ul><li>Bachelor's degree in electrical or systems engineering. </li><li>A minimum of three (3) years of experience in the following: <ul><li>Building maintenance, specifically involving electrical distribution, control systems, and integration of infrastructure components. </li><li>Working in a supervisory or managerial capacity. </li><li>Electrical distribution infrastructure components. </li><li>Using computer software such as Microsoft Office, CMMS platforms, Building Automation systems, and Time/Attendance systems. </li></ul></li><li>Any equivalent combination of related education and/or experience will be considered. </li><li>All qualifications must be met by the time of employment. </li></ul>Knowledge, Skills and Abilities<ul><li>Demonstrated knowledge of building systems, how they operate, and interactions between systems. </li><li>Demonstrated ability to evaluate system variables, measure performance and design corrective action. </li><li>Strong logic and analytical skills, system focus, root cause analysis. </li><li>Ability to function in highly stressful situations. </li><li>Broad knowledge of electrical technology with the ability to integrate cutting-edge information into existing systems, i.e. non-destructive testing, code interpretation, material and system components. </li><li>Excellent communication skills, ability to perform work in a professional capacity, technical language as well as in simple, everyday terminology. </li><li>Ability to read complex mechanical/electrical diagrams, advise on troubleshooting techniques, and create/alter sequence of operations. </li><li>Ability to troubleshoot and repair control systems and system safety equipment. </li><li>Self-motivated/ability to function with minimal supervision/direction and lead by example. </li><li>Ability to manage a cross-functional work team comprised of skilled trades personnel to complete assignments, tasks and repairs on schedule and within budget. </li><li>Knowledge of electrical, mechanical maintenance, and systems integration with respect to daily operations, preventive maintenance, repairs, alterations, and renovations. </li><li>Ability to function to highly stressful situations and extreme temperature environments. </li></ul>Licenses/Certifications<ul><li>Valid WV State Electrical License (Journeyman level or higher) preferred. </li></ul> Requirements <ul><li>Valid U.S. Driver's License </li></ul> About WVU West Virginia University is a place of purpose and community. Join our team and be part of a dynamic environment where your expertise makes a real difference.   Position Overview: We are seeking motivated Commercial Project Superintendent to oversee restoration projects from start to finish. In this role, you will coordinate mitigation and reconstruction efforts, manage on-site operations, and ensure projects are completed safely, on time, and within budget. You will work closely with insurance adjusters, property owners, and internal teams to deliver superior service in high-pressure situations.   All candidates whether with or without prior restoration or construction experience will always have an onboarding and training period where they work as a member of our team to see how we handle these situations in Realtime prior to being assigned their own projects. This is done incrementally by working alongside existing Commercial Project Superintendents and Division Management during which time you will have an opportunity to first see real-life examples of the necessary skill sets.    Key Responsibilities:   • On-Site Management: Oversee all phases of commercial disaster restoration projects including initial mitigation, reconstruction, and final inspections under the direction of the Project Manager.   • Site Supervision: Direct on-site activities, ensuring compliance with safety regulations, quality standards, and project timelines. • Team Leadership: Manage subcontractors and crew members; provide training, guidance, and performance feedback.   • Client & Stakeholder Communication: Serve as the primary point of contact for insurance adjusters, property owners, and company management; provide regular project updates.   • Budget & Schedule Oversight: Work collaboratively with the Project Manager to ensure all operations are completed in cost-efficient manners without compromising quality or workmanship standards. Ability to adjust plans as needed to meet each client’s unique expectations, priorities and completion of any contractual obligations.    • Documentation: Maintain detailed project records, daily reports, and progress logs in compliance with company and industry standards. Attention to detail, thoroughness and consistency in completion of documentation are crucial to success in insurance restoration projects.   • Quality Control & Compliance: Ensure quality and workmanship for each phase of mitigation and reconstruction scopes of work. Coordination to ensure consistency and coherence of overall production outcomes between internal personnel, subcontractors and temporary workers towards the project goals.    • Problem Resolution: Proactively identify project issues or delays and implement solutions to mitigate risks and keep projects on track.   Qualifications:   • Exceptional communication and interpersonal skills. This includes the ability to identify varying communication styles and adapt appropriate to the recipient/situation.   • Ability to thrive in a fast-paced, dynamic environment and function under pressure.   • Excellent leadership, communication, and attention to detail.    • Ability to respond to emergency calls  which occurred 24 hours a day. If circumstances prevent your ability to respond, we simply ask for two weeks prior notification (if possible)  to coordinate others to cover the rotation.   • Ability to complete daily project documentation and paperwork with exceptional attention to detail, consistency and thoroughness.   • Ability to manage the expectations of multiple project-stakeholders and ability to identify key priorities for each. Ex: Insurance Adjuster, Property Owners and Facilities Managers are just a few examples.    • Management of multiple concurrent on-site operations and ability to control quality and cost-efficient completion of all work produced on-site.    • Any experience in commercial construction or facilities management of commercial or industrial properties is beneficial but not necessary.   • Ability to learn restoration industry protocols/standards of care for various types of property damage events (IICRC, RIA), reconstruction processes/building code and similar industry parameters and incorporate them into on-site operations as well as daily project documentation.   • Valid driver’s license and willingness to travel to job sites as needed, including occasional out of town projects or national catastrophe events.    • Restoration or construction certifications (such as IICRC, RIA, OSHA, HAZWOPER, etc.) are beneficial; but are by no means necessary.   • Innate traits, ability willingness to learn new skill sets and cultural fit are prioritized over technical skills or experience. We are happy to train candidates with the ideal innate traits for the position in the necessary technical skills required to transition from the training phase to a project leadership role.   • While the ultimate intent of this role is to manage on-site operations for restoration projects, it is first essential that candidates gain experience, hands-on working alongside our team in producing the work so that they understand the intricacies of what is required to ultimately successfully lead to others to be able to complete the same.
