    Job Description

    Assistant Property Manager
    Chicago, IL
    $50,000 – $60,000 / year + leasing incentives

    OVERVIEW

An established affordable housing organization in Chicago is hiring two Assistant Property Managers for a scattered-site portfolio of 318 LIHTC and Section 8 townhome units across three Chicago neighborhoods. You'd join a team of one Property Manager and two Assistant Property Managers — this organization promotes from within, and the current APMs were promoted into their roles. This is your opportunity for growth!

    WHAT YOU'LL DO

    • Own the resident recertification process — annual and interim recerts, home inspections, and follow-ups
    • Run the leasing process: screen applicants, show units, prepare leases, process move-ins, and keep enough qualified applicants in the pipeline
    • Work with the Property Manager on HUD subsidy processing, including monthly TRACS transmissions and fixing errors
    • Prepare and follow up on special claims for vacant units
    • Keep tenant files, rent rolls, inspections, and recertification paperwork compliant with funder and regulatory requirements
    • Process unit transfers and lease additions for current residents
    • Handle move-outs — inspections, damage documentation, and coordinating with maintenance on unit turns
    • Flag non-payment, damage, complaints, and other issues to the Property Manager
    • Sit on the Tenant Appeals Committee when needed

    WHY YOU MATTER

Affordable housing only works if the paperwork is right and residents are treated well — recertifications on time, subsidy payments processed correctly, units turned fast. You're the one holding that together day to day.

    WHAT IT TAKES

    • 1-2 years of HUD, LIHTC, or Section 8 affordable housing experience
    • At least a year processing recertifications and annual interims
    • Working knowledge of HUD guidelines, auditing, and project-based voucher requirements
    • Fair housing knowledge and genuine customer service/leasing experience
    • OneSite or Yardi experience
    • Able to get an Illinois Leasing Agent license within 90 days (training and license costs are covered)
    • A valid driver's license, auto insurance, and a vehicle
    • Bilingual English/Spanish is a plus, not required
    • LIHTC, COS, or similar certifications are a plus

    THE PERKS!

    • $50,000 – $60,000/year, plus a leasing incentive (currently $100 and an extra PTO day based on monthly performance)
    • Medical (three plan options), dental, and vision coverage
    • $25,000 of life insurance at no cost, plus long- and short-term disability
    • 401(k) with company match
    • PTO that grows with tenure — 15 days in years 1–2, up to 25 by year 4 — plus 12 holidays and a floating day
    • Ongoing bi-weekly training on affordable housing topics
    • Benefits begin after a 90-day probation period
