Controller

The successful Controller will:

• Oversee the accounting for 3 commercial properties.
• Prepare and record straight line rent income
• Prepare operating & real estate tax escalations.
• Prepare operating budgets and update current forecast.
• Prepare monthly rent billings.
• Review quarterly and annual reports for lenders.
• Review real estate tax escrow schedules.
• Manage tenant audits.
• Review bank reconciliations.
• Prepare monthly variance reports
• Review all capital invoices (include building & tenant improvements, leasing commissions).
• Work with properties to set up trackers for capital projects.
• Review lease abstracts.
• Calculate mortgage debt ratios

A successful Controller will:

• Have approximately 3-8 years of experience with property Accounting
• MUST have prior experience managing commercial (office) properties
• Prior working knowledge of the system MRI
• Strong Excel skills
• A desire to progress and work in a fast-paced environment
• Excellent written and verbal communication skills

The client are a lean, fast paced property management organization with a growing portfolio of class A office/commercial buildings across New York. the team is made up of approximately 5 other Controllers (each given a portion of the portfolio) and managed by 2 Directors (Property Accounting and Financial Reporting). The client are looking for a candidate with prior property accounting experience (of office/commercial real estate), and with prior knowledge of the system MRI, to help manage some additional office buildings. There is lots of progression possible in the role and they are looking for a progressive candidate.
