Job Summary and Qualifications Under the direction of the Director of Facilities Management and the Facilities Manager, performs a variety of skilled and semi-skilled maintenance, plumbing, carpentry and heating/air conditioning tasks, installing and repairing equipment and maintaining building and grounds as assigned.Major Responsibilities Installs, repairs and performs preventive maintenance on various equipment in accordance with diagrams, operating manuals, maintenance schedule and manufacturer specifications using hand and power tools and precision measuring and testing instruments. Maintains and repairs air handles, exhaust fans, supply fans, patient beds, sterilizers, generators and oxygen and vacuum systems. Repairs coils, piping, and related controls. Inspect, install, repair and replace pipes, fittings and plumbing fixtures to maintain the heating, water, gas, and draining systems. Cuts and threads pipes, fits valves, couplings and other specified parts to piping sections and plumbing fixtures. Construct, repair and maintain furniture, wall partitions, cabinets, doors, windows, building framework and related carpentry duties using hand and power tools. Calculates the quantity of materials needed and other supplies to complete and assigned project. Measures and cuts to size floor tiles. Formica countertops, ceiling tiles, window glass when installing or replacing items. Prepare surfaces and apply coats of paint, varnish, stains, or enamels to decorate and protect interior and exterior surfaces, trimmings, and fixtures of the hospital. Performs groundwork as requested. Performs maintenance and repair of landscaping sprinkler system components. Keeps up to date preventive maintenance records. Must be accessible for emergency and on-call duties on a 24-hour basis. Shall observe safety rules and regulations at all times. Performs duties alone on off shifts and weekends while supervising the operation of the entire plant. As a crisis prevention intervention trained staff member, responds appropriately toa manpower request (a.k.a. Dr. Love). Regular, punctual, and dependable attendance. Available to render BLS and/or ALS mutual aid care to other agencies, mass casualty events, and declared disasters as outlined in Florida Statute Ch. 401. Provides care for patients pursuant to the Basic Life Support and Advanced Life Support guidelines outlined in F.S. 401.25 Maintains the building lighting and lighting control systems including all fixtures, lamps, ballasts, and exit signs. Experience plumbing systems to include potable and non-potable water, medical gas, steam, and sewer system. Maintenance & repair of bathroom fixtures including toilets, urinals, sinks, faucets, and showers. Assist as needed with maintenance & repair of boilers, purge tanks, pumps variable frequency drives and controls.
