What We Are Looking For:
We are seeking a Financial Analyst to join our growing finance team. You will report directly to our VP of Finance. This role owns financial reporting, valuation, proformas, capital expenditure tracking and budgeting across a large multifamily portfolio and fund structure. You will turn property and fund data into clear insights for leadership and investors. This is an AI-forward team: you will use tools like Claude, ChatGPT, Microsoft Copilot and Google Gemini every day to automate reporting, analyze data, build and check models and draft memos, and you will use sound judgment to verify the output. We move fast and value ownership, so this role suits someone who likes to spot problems, solve them and build better processes while the organization scales. This position is 100% on-site, Monday through Friday, at our North Hills headquarters in Raleigh, NC.
What You Will Do:
Prepare monthly, quarterly and annual financial statements (balance sheet, income statement, cash flow) for properties and the fund.
Analyze financial statements for trends and variances to budget and prior periods, and explain key drivers to leadership.
Track and report property KPIs including occupancy, average rent, rent growth, delinquency, turnover, NOI margin and expense ratios.
Prepare property valuations using direct capitalization and discounted cash flow methods.
Build and update property proformas for acquisitions, post-renovation stabilization, refinance and disposition.
Compare actual performance against proforma and underwriting assumptions.
Track renovation and capital expenditure budgets against actual spend by property and unit.
Measure return on renovation spend through rent premiums and NOI lift.
Support capital planning and reserve analysis.
Prepare annual operating budgets and quarterly reforecasts with property management.
Support refinance analysis (loan sizing, cash-out proceeds) and hold-versus-sell decisions.
Prepare ad hoc analyses, dashboards and presentations for leadership and investors.
What We Provide:
Salaried, $80K-$90K
10% Annual Performance Bonus
Full-Time
