Senior Residential Construction Project Manager
Position Summary
The Senior Residential Construction Project Manager is responsible for leading complex residential construction projects from pre-construction through completion. This role oversees project planning, budgeting, scheduling, client communication, subcontractor coordination, and overall project execution while ensuring quality, profitability, and customer satisfaction.
Key Responsibilities
Project Management & Execution
- Manage multiple residential construction projects from contract award through final completion
- Develop and maintain project schedules, budgets, and execution plans
- Ensure projects are delivered on time, within budget, and according to company standards
- Lead project meetings with internal teams, subcontractors, vendors, and clients
Budget & Financial Management
- Develop and manage project budgets, cost forecasts, and financial reports
- Monitor job costs, commitments, and profitability throughout construction
- Review and approve subcontractor invoices and change orders
- Identify cost-saving opportunities and protect project margins
- Partner with estimating and accounting teams to ensure accurate financial reporting
Pre-Construction Management
- Assist with estimating, scope development, and project planning
- Review drawings, specifications, contracts, and construction documents
- Identify potential risks, constructability issues, and scheduling challenges
- Coordinate subcontractor bidding and procurement activities
- Support contract negotiations and project startup activities
Subcontractor & Vendor Management
- Build and maintain strong relationships with subcontractors and suppliers
- Negotiate scopes of work, pricing, and schedules
- Manage subcontractor performance and accountability
- Coordinate material procurement and long-lead items
- Resolve conflicts between trades and maintain project momentum
Quality Control & Risk Management
- Ensuring construction meets company standards, architectural plans, and client expectations
- Conduct regular site visits and quality reviews
- Coordinate with Superintendents to address field issues
- Manage punch lists and final completion processes
- Ensure compliance with building codes, safety standards, and contractual requirements
Client Relationship Management
- Serve as the primary contact for homeowners throughout the construction process
- Lead client meetings and provide project updates
- Manage expectations regarding schedule, budget, selections, and changes
- Address client concerns professionally and efficiently
- Deliver high-quality customer experience from start to finish
Leadership & Team Development
- Mentor Project Managers, Assistant Project Managers, and field staff
- Improve company processes, systems, and project delivery methods
- Provide leadership in project planning and execution strategies
- Support company growth through operational improvements
Qualifications
- 8–15+ years of residential construction project management experience
- Experience managing custom homes, luxury residential projects, or high-end renovations
- Proven track record managing projects from pre-construction through completion
- Strong knowledge of residential construction methods, materials, and sequencing
- Strong subcontractor management and negotiation experience
- Bachelor’s degree in Construction Management, Engineering, Business, or related fiel

- Strong understanding of estimating, scheduling, and cost controls
- Excellent written and verbal communication skills
- Strong leadership, organization, and problem-solving abilities
- Ability to manage multiple priorities in a fast-paced environment
This position is typically a senior operational leadership role reporting to a Director of Construction, VP of Construction, or Owner/President and is often the next step toward Director of Construction, Construction Executive, or General Manager within a residential building company.
