    WHO We Are: 

    The General Manager provides strategic leadership and oversight for all aspects of Self-Help's historic Revolution Mill campus in Greensboro, NC. The approximately 45-acre campus includes over 350,000 square feet of operating commercial office, food and beverage businesses, retail space, 184 mixed-income apartments, multiple events spaces, and ample outdoor open-air spaces tied together by a designated social district, along with acres of vacant land intended for future development.

    We are seeking a Campus General Manager to join our Greensboro, NC team!

    WHAT You'll Do:

    • Develop and maintain high level relationships with tenants, business leaders, community organizers and strategic partners to strengthen tenant satisfaction, retention and campus vitality.

    • Cultivate strategic partnerships throughout the Greensboro and Triad communities that enhance Revolution Mill visibility, reputation and long-term sustainability.

    • Identify and implement strategies that maximize campus revenue, enhance operational efficiency and strengthen asset performance long-term.

    • Support tenant success and retention by connecting them with local and regional resources where relevant.

    • Collaborate with the Self-Help project management team to identify development opportunities on campus to drive financial sustainability and mission impact.

    • Serve as the primary ambassador for Revolution Mill, representing Self-Help with community leaders, business leaders, nonprofit partners and the broader community.

    • Oversee all operational, financial, and administrative aspects of Revolution Mill through strategic and daily direction of third-party property management company through partnership with company and on-site leadership as primary relationship manager.

    • Manage and provide direction to all service vendors assigned to Revolution Mill Campus, including contract management in collaboration with third-party property management company

    • Develop, manage, and maintain accountability for annual operation and capital budgets while ensuring alignment with organizational financial objectives.

    • Monitor and evaluate operating performance and communicate financial health and variance through monthly, quarterly and annual financial reporting to Self-Help leadership. Recommending strategies that improve financial outcomes.

    • Monitor market conditions, occupancy trends, rental rates, and economic indicators to make informed strategic recommendations that maximize occupancy, revenue, and long-term asset value.

    • Partner with marketing team to ensure high-quality, consistent marketing across the campus that enhances the Revolution Mill brand within the community.

    • Coordinate with Self-Help’s energy manager and third-party vendors to ensure efficient operations of HVAC, lighting and other key building systems for improved health, comfort, and environmental and financial sustainability.

    • Develop and maintain, in collaboration with third-party property manager, key policies and operating procedures including the tenant handbook and safety plan.

    • Support colleagues in gathering information required to meet investor reporting requirements, such as tenant data.

    • Partner with the on-site leasing manager to develop and execute leasing strategies that maximize occupancy, tenant quality, and financial performance.

    • Coordinate with Self-Help colleagues and third-party property management staff to effectively execute commercial tenant upfits and space turnovers.

    • Collaborate with the Director of Leasing and Directors of Property and Asset Management to evaluate market conditions and recommend leasing strategies, rental rates, and tenet mix that support long-term campus objectives.

    • Serve as strategic partner to Real Estate Team leadership regarding campus operations financial performance, development opportunities, and market conditions.

    • Participate in Self-Help Real Estate Team meetings and activities.

    • Offer community campus tours to members of the public and serve as initial point of contact for Self-Help staff events held on campus.

    • Perform other duties as necessary to forward the goals of Self-Help and the Real Estate Team

    WHAT YOU'LL NEED

    • Bachelor degree in business, finance, accounting, real estate or other field, or equivalent related experience. Master’s degree in related field preferred.

    • Minimum of 7 years’ experience in asset management, property management, community development or commercial real estate, with a preference for experience with mixed-use and historic properties.

    • Strong commitment to our mission – creating economic opportunity for traditionally underserved communities.

    • Preference for working in organizations that place priority on teamwork and collaboration.

    • Excellent written and verbal communications skills.

    • Ability to develop and present effective and compelling presentations to individuals, businesses and community groups.

    • Strong organizational and analytical skills.

    • Strong project management skills with the ability to initiate, juggle and lead multiple projects to meet goals, objectives, and deadlines.

    • A self-starter and fast learner; able to successfully multi-task and function well with minimal direction.

    • Preference for experience managing third-party vendors.

    • Basic accounting or finance knowledge; ability to understand budgets and financial reports.

    • Ability and willingness to work beyond typical weekday work hours on occasion.
