Senior Project Manager – Industrial Manufacturing Construction Projects

The Senior Project Manager will provide overall direction and leadership for significantly complex construction projects and/or multiple projects. The position owns project outcomes and is responsible for the successful operation, profitability, administration, safety, scheduling, procurement, risk management, and closeout of assigned projects.
The Senior Project Manager will lead project teams through preconstruction and construction, manage relationships with owners, architects, subcontractors, vendors, and internal stakeholders, and ensure projects meet financial, schedule, quality, and safety objectives.
Key Responsibilities
Project Management & Leadership
  • Provide overall direction and leadership for complex construction projects and/or multiple projects.
  • Own project outcomes, profitability, administration, and operational performance.
  • Lead project-specific safety planning and promote an injury-free work environment.
  • Investigate safety incidents and support corrective actions and retraining.
  • Coordinate subcontractors, owners, field teams, design teams, vendors, and other stakeholders.
  • Develop and manage project teams.
  • Build strong internal and external relationships.
Preconstruction & Estimating
  • Support preconstruction activities from conceptual development through GMP development.
  • Support quantity takeoff, trade coordination, scope development, and bid package development.
  • Complete estimating and productivity analysis.
  • Oversee development of preconstruction estimates.
  • Complete scope review and bid analysis.
  • Develop and manage project budgets, GMPs, and/or hard bids.
  • Prepare range estimates.
  • Support senior management in preconstruction discussions with clients.
  • Develop bid lists and support bid advertisement activities.
Procurement & Subcontract Management
  • Lead and implement the buyout schedule.
  • Verify subcontractor pricing and scope.
  • Identify successful bidders and perform gap analysis against initial scope.
  • Manage subcontract issuance.
  • Review subcontractor risk, bonding requirements, and related approvals.
  • Monitor subcontractor risk throughout the project lifecycle.
  • Coordinate material and equipment pricing with Logistics.
  • Manage subcontractor relationships and performance.
Scheduling & Project Controls
  • Develop and maintain project schedules with the Project Superintendent.
  • Incorporate project-team input and Lean principles where appropriate.
  • Manage preconstruction and construction schedules.
  • Track materials, labor, and procurement to ensure resources are available when required.
  • Identify schedule impacts related to scope, weather, Client, and changes.
  • Develop and implement mitigation plans.
  • Manage project deliverables and communicate overall project status.
Financial Management
  • Participate in project budget development.
  • Prepare monthly cost and margin forecasts.
  • Monitor project costs against budget.
  • Identify financial discrepancies and develop actions to improve project performance.
  • Manage project financials and profitability.
  • Support development and management of the project business plan.
  • Negotiate change orders, contingency expenditures, and appropriate fee enhancements.
  • Review and approve expense reports.
  • Complete monthly subcontractor and owner pay application processes.
Change Management & Documentation
  • Disseminate change requests to subcontractors for pricing and schedule input.
  • Evaluate subcontractor pricing for accuracy.
  • Prepare and submit owner/architect change requests for approval.
  • Maintain written documentation for decisions affecting budget, schedule, legal, quality, and safety.
  • Apply current best practices for project documentation.
Project Closeout
  • Lead the overall project closeout process.
  • Manage closeout activities including:
    • Punch lists
    • Project financials
    • Subcontracts
    • Warranties
    • Other required closeout documentation
Client & Business Development
  • Lead monthly project reviews, progress meetings, and OAC meetings.
  • Develop strong client and stakeholder relationships.
  • Participate in business, industry, and community activities.
  • Collaborate with the Marketing team on presentations and marketing activities.
  • Support relationship development and future business opportunities.
Required Qualifications
  • Bachelor's degree in Construction Management, Engineering, or related field.
  • 10+ years of construction management experience.
  • Recent experience working directly for a medium to large-sized commercial General Contractor.
  • Strong Project Management experience.
  • Strong experience managing project financials.
  • Ability to manage complex construction projects from start to finish.
  • Ability to prepare project budgets, GMPs, and/or hard bids.
  • Experience with construction means and methods.
  • Strong understanding of construction project processes.
  • Ability to manage project teams and collaborate with internal and external stakeholders.
  • Valid and unrestricted driver's license.
  • Ability to work non-traditional hours when required by project needs.
  • Willingness to travel and/or relocate when project requirements dictate.
