OVERVIEW This position is responsible for Supervision for the New Hope Power Company I/E shop. The IE Superintendent shall provide planning, coordinating and scheduling of I/E maintenance activities to ensure a safe and efficient execution of the work. This position will review and determine the functionality of Preventive Maintenance activities and conduct failure analysis to identify and prevent future failures. Outage planning and work will also be part of the responsibility of this role. DETAILED ROLES & RESPONSIBILITIES + Provide support for the implementation of NHPC protective system maintenance and improvements + Supervise the I/E Technicians and directs the daily operations of the instrument repair shop. + Responsible for LOTO procedures of I/E related work. + Review notifications and follow directives of Maintenance Manager. + Walk plant daily and report findings focusing on electrical and instrumentation systems. + Conducts E&I repair and maintenance functions safely, reliably, efficiently, and in full compliance with all applicable laws, regulations, policies and procedures. + Able to trouble shoot control circuits such as: 120/480volt starter circuits and 4160volt starter circuits. + Able to trouble shoot, install, replace, or repair 120volt, 480volt lighting circuits. + Provides the documentation of maintenance activities, including the preparation, cataloging, and filing of maintenance service reports + Train and develop direct reports to trouble shoot and resolve I&E related failures + Coordinate both routine and emergency maintenance activities + Coordinate operational system tests and fault diagnostic activities + Review technical problems and associated equipment maintenance activities while providing technical guidance to subordinate technicians, and become personally involved in the solution of unusual or difficult maintenance problems + Direct and support all E&I shop activities including but not limited to the outfitting and stocking of E&I Shop consumable supplies. + Able to accurately maintain record keeping for E&I repair and maintenance functions such as electrical and instrument calibration data sheets (ICD’s), loop calibration sheets, calibration procedures, and emission monitors. + Able to coordinate and support of E&I contractors during plant outages and modifications. + Able to assist in the investigation of plant problems, incidents, accidents, and unusual events, and provide analysis, recommendations, reports, and appropriate follow-up plans. + Must be able to perform tests, repairs and modifications while systems are on line in accordance with OSHA and NHPC Safety Procedures + Able to organize, plan and prioritize work assignments in order to complete tasks in a timely and efficient manner. + Able to perform calibrations, troubleshooting and maintenance on electrical and control equipment or other equipment, as assigned. + Able to perform scheduled and periodic instrument and electrical calibrations and field instrument loop verification. + Oversees the installation of new equipment + Able to read, understand and interpret blue prints and electrical diagrams. + May be required to monitor contractors on specific tasks during outages or plant modifications. + Understands maintenance strategies including preventative and predictive maintenance + Attend maintenance daily meetings. WORK EXPERIENCES + Possess a minimum of 5 years Supervisor experience in a power plant facility. + Possess a minimum of 10 years I/E field experience. EDUCATION REQUIREMENTS + Minimum of an B.S. in Electrical Engineering or equivalent SUPERVISORY RESPONSIBILITY + Yes ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES) + Possesses knowledge on electrical equipment such as: 120/240volt., 480volt, 4160volt, 13.8 kv, & 138 kv. + Have working knowledge on switch gears and willing to work on high voltage equipment + Required knowledge in logic and troubleshooting techniques with experience in digital control systems, program logic controllers, process monitoring equipment and continuous emission monitoring systems. + Possess professional communication skills, both verbal and written, in order to properly communicate with plant employees and outside vendor representatives. + Possess expert computer skills with proficiency in Micro Soft Office (word, excel, power point). + Demonstrated capability to perform specialized maintenance and/or operational tasks on electronic and E&I equipment. + Must be able to work required schedule as determined by plant operations including shift work or on-call status to respond to emergency situations as needed. + Must be able to work from high locations and during inclement weather conditions. + Working knowledge of SAP is a plus. The real estate division currently has approximately 3,300 units in the development process throughout Florida. OVERVIEW Responsible for ensuring the efficient operation of the property under the direction of the Property Manager. Able to assume responsibility for the property in the absence of the Property Manager and Leasing Professional. DETAILED ROLES & RESPONSIBILITIES + Develop and maintain first class customer service relationships with prospects and residents. + Ensure leasing office, tour path, model apartment, vacant apartments, amenities and general curb appeal of community is impeccable. Take Sparkle Bucket to spot clean any vacant available if necessary to maintain the high standard of which FCI Residential is synonymous for. + Sell the community’s features and services to prospects with thorough product knowledge of the property, sister properties and competitors. + Secure a high percentage of the property’s overall closed leases by converting phone calls and internet leads to appointments, tours to leases. + Ensure guest’s information is complete and entered in the property management software and follow up is completed for prospects. + Accurately prepare and have thorough knowledge of all lease-related paperwork. This includes processing applications, preparing move in information, lease files, renewal letters and lease, move out requests and any other forms utilized as they relate to leasing and resident relations. + Support the Property Manager by contributing to weekly and monthly financial reporting. + Handle in-house collection efforts for outstanding balances from former residents. + Oversee the audit and management of the property's renter insurance policies to ensure compliance. + Manage the make-ready process, ensuring the maintenance team is coordinating effectively on dates, tasks, and adhering to quality standards for timely completion. + Manage and resolve resident concerns courteously and timely. Follow up with residents to ensure quality customer service is given. + Review performance reports weekly. Use data to analyze what is needed to lease available and upcoming apartments. Make recommendations to Property Manager as to what you believe will help the process. + Actively engage in marketing and assist with developing and implementing strategies to increase property traffic and internet leads. + Plan, organize and conduct resident functions. + Create content for social media. + Manage rent collection by timely posting rents, distribution of legal notices and communication with delinquent residents. Files turned over to attorney by the 15th of each month. + Maintain delinquency below .8% and goal is to close each month with zero delinquency. + Weekly review with Property Manager of renewal status for 90 days: number of leases expiring, renewed, pending and notices to vacate. Follow up and secure signatures for renewals. + Oversee and mentor Leasing Professionals on how to handle resident issues, proper leasing procedures are followed, phone calls are professional and appointments are secured. Make recommendations to the Property Manager for Leasing Professionals development. + Assist the Property Manager in subsequent orientation, training and scheduling of all office personnel. + Prepare market surveys weekly and have full knowledge of competitors’ features in comparison to your community. Must visit the properties twice yearly. + Possess thorough knowledge of and ability to exercise judgment and discretion in applying and interpreting policies and procedures. + Complete required training courses either online or in person meetings. + Assist in placing, removing/updating banners, balloons, bandit signs, A-frame signs, flags etc. ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES) + Self-starter, who takes initiative, works well independently and has the ability to organize and prioritize workload. + Sound technical skills, analytical ability, good judgment and strong operational focus to coordinate and perform multiple projects simultaneously. + Ability to establish credibility in the organization with both management and team members while maintaining effective working relationships. + Ensure a professional appearance and manner for oneself and all personnel at all times. + Strong written and oral communication skills. + Meticulous attention to detail.
