Job Duties • Leads major projects such as a new acquisition and/or abandonment • Serves as Subject Matter Expert for any field project for the Company including working with local agencies such as city, county, state, DOT, and/or railroads • Negotiates highly complex easements and agreements on various types of properties • Analyzes, prepares reviews and interprets Land and Right of Way related agreements, deeds, easements, leases, permits, and licenses for the Pipeline • Completes due diligent and gap analysis ensuring sufficient property rights for our Pipelines • Partners with ROW Manager and other department personnel with Company projects and initiatives • Collaborates with leaders in the creation and completion of estimates • Compiles and examines documents and information, conducting follow-up, and completing forms to provide support to senior managers and attorneys • Researches, analyzes, and evaluates property rights and issues • Responds to property issues and requests from internal and external customers • Partners with Manager and other departments personnel with corporate projects and initiatives • Negotiates with external clients and agencies (property owners, government agencies, and legal entities) • Reviews and prepare documents such as licenses, agreements, easements, permits, and renewals • Represents the company as the first point of contact with interested parties • Reviews and manages data in company database relating to rights acquired for placement of company facilities • Tracks permitting time lines • Special assignments or tasks assigned to the employee by their superior, as determined from time to time in their sole and complete discretion. Required Skills • Technical expert in area of specialty • Advanced ability to stay abreast of new technology and industry developments and processes and apply knowledge analytically • Communication and interpersonal skills including the ability to develop positive relationships with customers, resolve property-related disputes, and to work effectively with team members • Advanced computer skills and knowledge of customized software • Detail oriented • Knowledge of right of way principles, federal, state and other agency permit requirements • Ability to understand and evaluate right of way, easement, and other property-related documents, legal descriptions, and maps • Research, analysis, and evaluation skills in order to gather data on market values and placement of company facilities on property • Advanced reading and writing skills, with the ability to perform intermediate mathematical calculations • Ability to marshal, motivate and manage resources • Ability to effectively communicate with others, both written and verbal communication.
