Maintain inventory lists for cleaning and maintenance suppliesComplete daily inspection of property during your walks and notify Managers of any issuesMaintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areasPrep and paint apartments based on turn schedule Prepare make ready units, including removing trash, cleaning and paintingPaint common areasAssist maintenance team with snow removal and landscapingReplace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blindsReplace, repair or adjust receptacles, plates, sockets, switches, and lighting fixturesReplace, repair or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains Install smoke alarms and any other fire safety devicesGrout and replace wall tilesClear local waste line and drain stoppagesClean filters for HVACCheck and report leaks, damage, debris and security issues Report any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property ManagerAssist with the preventative maintenance programAssist management with other projects, as requested and requiredMaintain excellent customer service with the residents and building staffIf required, participate in the emergency on-call program SafetyLearn and ensure compliance with all company, local, state, and federal safety rules. Key responsibilities include completing service requests; performing routine repairs (electrical, plumbing, HVAC basics, doors/locks, painting and make-readies); conducting daily property walks and documenting issues; supporting preventive maintenance; tracking supplies/inventory; assisting with snow removal/landscaping as needed; and participating in a rotating on-call schedule.
