MAJOR RESPONSIBILITIES AND TASKS/DUTIES OF THE POSITIONReplace air and water filtersClean condenser and evaporator coilsClear drain pans and drain lines to avoid overflowsReplace worn pulleys and beltsInspect ducts for mold, dust, and debrisCheck and adjust humidity levelsCheck refrigerant charge and repair leaksTest thermostats and controls to make sure temperatures and timer functions are set correctlyReplace defective breaker controls, thermostats, switches, fuses, and electrical wiringCheck electrical system and connections with IR cameraCheck blowers and blades for proper airflow and for vibrationLubricate motors, bearings, and moving parts; replace as neededTest for and repair gas leaksTroubleshoot and correct all equipment failuresTrack all failures and PM records in CMMS and on paper logsOther general maintenance, housekeeping, plumbing, and electrical duties as requiredAny and all other duties assigned by your Supervisor/Manager/Lead JOB SPECIFIC COMPETENCIES EXPERIENCE: Three to five years' experience in HVAC equipment and controls maintenance. SKILLS:Must have good communication skills, have the ability to read, write, speak, and understand EnglishAbility to read blueprints, building plans and schematics as requiredMust be able to read and comply with work orders concerning service, modification, or installation of equipmentThe ability to use a variety of power tools, hand tools, and meters safely ADDITIONAL:Hands-on ability to work in a team-oriented environment.
