Position Description: Parking Operations ManagerReports To: Vice President of OperationsDuties and Responsibilities:<ul><li>Oversee operations at our primary commercial garage.</li><li>Act as the main point of contact to Property Manager and Tenants.</li><li>Attend location meetings as appropriate, and respond to requests to develop and maintain good working relationships.</li><li>Repair parking equipment as needed.</li><li>Prepare revenue reporting on a daily, monthly and yearly basis.</li><li>Use knowledge of parking industry to change parking rates as necessary.</li><li>Maintain proper levels of transient, monthly and event parking.</li><li>Work towards obtaining new business in the area and growing our footprint in the market.</li><li>Ensure that all locations open and close at their proper times.</li><li>Personally walk through the location on a regular basis. During the walk through the manager will review and make sure that the proper operating procedures, corporate policies, and rules and regulations are being followed.</li><li>Inspection of the facilities with a minimum frequency of once a day with emphasis on customer service, cleanliness, appearance of attendants, revenue control and safety. Reports of any safety hazard to be directly reported to the Area Manager and the client.</li><li>Enforce and implement proper revenue trails for all transactions including proper ticket control, equipment reports, validations stamps, and the accurate maintenance of deposits in accordance to the facility policy.</li><li>Interview and screen all positions being filled.</li><li>Supervise the day-to-day activities of all onsite employees (Cashiers, Maintenance, Floaters, Special Event, etc.).</li><li>Oversee the training of all employees within and develop initial/remedial training where necessary.</li><li>Review and distribute disciplinary actions taken for any procedural violation or possible theft uncovered as a result of a field audit.</li><li>Develop and maintain professional relationships with all field employees, customers and clients.</li><li>Work with Cashiers/CSR/Attendants to resolve complaints and other issues that are operational in nature and provide Client and Parker relations.</li><li>Receive and respond to problems, compliments and complaints that cannot be immediately resolved to the onsite employees.</li><li>Reconciling parking tickets and required cashiers reports according to generally accepted parking operation auditing principles and in accordance with the policies set forth.</li><li>Act as a liaison between the management, client and executive staff.</li><li>Ensure the safe handling of cash and the timely deposit of cash.</li><li>Evaluate and delegate priorities for all non-routine assignments and perform other functions and duties as required for the safe and efficient operation.</li><li>Perform minor repairs as necessary to the parking equipment.</li><li>Develop plans to increase customer services.</li><li>Update operating manuals.</li><li>Identify any existing and potential operational problems and make appropriate recommendations to the client.</li><li>Inspect and recommend improvements to upgrade the appearance and cleanliness of all garages and facilities.</li><li>Available and able to respond to emergency situations during normally scheduled "off duty hours".</li><li>Implement Quality Control Measures to ensure contract compliance.</li></ul>Qualifications:<ul><li>5-10 years of parking experience required.</li><li>Self-starter eager to chase new business.</li><li>Great communication skills.</li><li>Ability to work nights and weekends when necessary.</li><li>Self-disciplined.</li><li>Reliable transportation to and from work.</li><li>Able to pass drug and background test.</li><li>Must be able to work outdoors for long periods of time.</li><li>Strong analytical and interpersonal communication skills are a must.</li><li>Knowledge of Microsoft Office and must be detail-oriented and extremely well organized.</li><li>Work five days per week, ten hours a day.</li><li>Understand and able to use the current and proposed equipment and any other equipment used in the parking operation.</li><li>Must have strong working knowledge of the use, repair, programming, limitations and capabilities of the parking.</li><li>College Degree and Ability to communicate effectively in English.</li></ul>Physical Requirements:<ul><li>Carrying, lifting, pulling or pushing items weighing up to 50 pounds.</li><li>Frequently standing up and moving about the facility.</li><li>Frequently handling objects and equipment to maintain the facility.</li></ul>
