Base salary plus bonus for each closed loan. As the processor, you will fully own each loan once disclosures are issued - managing every stage from document collection to Clear to Close while ensuring timelines, compliance, and communication remain flawless. If you think you have what it takes to work in a fast-paced dynamic environment, we want to talk to you. </div><div>Core Responsibilities:</div><ul><li>Order and manage appraisals, title, payoffs, tax transcripts, insurance, and supporting documentation.</li><li>Ensure disclosures are signed promptly and proactively follow up with borrowers when needed.</li><li>Review loan applications (1003), income, assets, credit, contracts, and all supporting documentation for accuracy and completeness.</li><li>Submit complete files to underwriting within 24 hours whenever possible.</li><li>Communicate with Loan Officers immediately regarding submission delays or missing documentation.</li><li>Manage conditional approvals by clearly communicating borrower conditions and collecting all required items quickly.</li><li>Coordinate underwriting conditions including supplements, VOEs, updated docs, title, appraisal, and insurance requirements.</li><li>Monitor lock expirations and proactively communicate deadlines to Loan Officers.</li><li>Ensure Closing Disclosures are signed at least 3 days prior to settlement.</li><li>Maintain complete and organized loan documentation across TPO platforms and LendingPad.</li><li>Confirm title and closing package readiness prior to settlement.</li><li>Coordinate broker compensation delivery and final funding logistics.</li><li>Keep all files moving efficiently to ensure on-time closings.</li></ul><div> Pipeline Expectations:</div><ul><li>Manage approximately 15 loans per month on average.</li><li>Handle up to 25 loans monthly during peak periods.</li><li>Primarily purchase transactions with exposure to all loan types.</li><li>Support a team of Loan Officers.</li><li>Handle files cradle-to-grave after disclosures are completed.</li></ul><div> Ideal Candidate Profile:</div><ul><li>Minimum 3+ years of mortgage processing experience.</li><li>Broker/wholesale processing experience strongly preferred.</li><li>Strong understanding of mortgage guidelines, particularly 30/60/90-day guideline knowledge.</li><li>Experience with purchase-heavy pipelines.</li><li>Ability to intelligently discuss appraisals, underwriting conditions, and loan structure.</li><li>Well-spoken, articulate, and highly professional communication style.</li><li>Exceptional organizational and time-management skills.</li><li>Detail-oriented with the ability to prioritize multiple files without sacrificing quality.</li><li>Degree preferred, but not required.</li></ul><div> Technology:</div><ul><li>Lending Pad experience is a plus, but not required.</li><li>Candidates with Encompass or similar LOS experience can transition quickly.</li></ul>

The in-residence rehabilitation program focuses on basic necessities with every man or woman being provided a clean and healthy living environment, good food, work therapy, leisure time activities, group and individual counseling, and spiritual direction. All our effort is focused on developing life skills and a personal relationship with God through Jesus Christ. More than just a job, each member of the team contributes to recycling goods that literally recycle and repair broken lives. The Salvation Army Adult Rehabilitation Center is seeking a Sorter/Processor to perform a variety of functions in order to assist in the operation of the sorting room or production area of a Production Store.  

Responsibilities:

Qualifications:
