We're currently hiring for a Student Ambassador to join the team! As the Student Ambassador, you will be a key player in our apartment community, reporting to the General Manager. You will handle all aspects of leasing and marketing while ensuring positive resident relations. Your role includes managing apartment rentals, overseeing move-ins and lease renewals, generating and handling leads, qualifying prospects, preparing lease documentation, and completing move-in procedures according to company policies. Responsibilities Here's what you'll be doing! <ul><li>Greet prospective clients, conduct property tours, and use product knowledge to showcase features and benefits.</li><li>Complete applications, secure deposits, and process lease paperwork for move-ins and move-outs.</li><li>Handle phone calls and in-person inquiries, maintaining guest cards and following up with prospects.</li><li>Prepare and submit applications for approval, ensure readiness of apartments for move-in, and orient new residents.</li><li>Assist with lease renewals, accept rental payments, and support marketing and sales efforts.</li><li>Support marketing and sales initiatives, maintain up-to-date market information, and participate in weekly leasing activity meetings.</li><li>Update reports, monitor market conditions, and provide insights for community improvements.</li><li>Manage service requests, plan resident functions, and maintain accurate commission records.</li><li>Participate in outreach marketing, maintain community appearance, and enforce policies and procedures.</li><li>Ensure compliance with Fair Housing laws and company policies, and contribute to a positive team environment.</li><li>Ensure the office and model apartments are clean and open on schedule, communicate policy changes, and support the community team.</li><li>Maintain flexibility with work schedule, including evenings and weekends, and perform additional tasks as needed.</li><li>Participating in the "turn" process.</li><li>And so much more! </li></ul>Here's a snapshot of what we offer! <ul><li>Competitive Pay</li><li>Lease and renewal commission opportunity</li><li>Wellness time as required by the state</li><li>1 Paid Volunteer Day </li></ul>Sound good so far? We are seeking a Temporary Seasonal Maintenance Technician to support the day-to-day maintenance operations of our community. This role is ideal for someone who takes pride in keeping a property running smoothly through service request completion, unit turns, inspections, and overall grounds upkeep. The right candidate will be proactive, team-oriented, and committed to helping maintain a clean, safe, and well-kept environment for residents and staff.The Maintenance Technician supports the daily maintenance operations of the community, including service requests, unit turns, inspections, and grounds upkeep. Depending on community size, this role may report directly to the Maintenance Supervisor or work alongside an Assistant Maintenance Supervisor.<h2>Primary duties and responsibilities</h2>This role will always include tasks assigned by the immediate supervisor and generally includes the following:<ul><li>Provide excellent service to residents, guests, employees, and contractors • Complete routine service requests within 24 hours, as directed</li><li>Maintain the overall cleanliness and condition of the community</li><li>Support unit turns, make-ready preparation, and move-in readiness • Maintain the maintenance shop according to company policy</li><li>Communicate maintenance issues and concerns to the Maintenance Supervisor and Community Manager</li><li>Assist with additional tasks as directed by the Maintenance Supervisor</li></ul><h2>Daily and Weekly Operations</h2><ul><li><h2>Meet daily with the Maintenance Supervisor to review work orders and assignments</h2></li><li>Complete assigned work orders and document completion per policy • Walk common areas daily prior to 9:00 AM to identify maintenance, safety, or cleanliness issues</li><li>Perform peak-day trash pickup and breezeway cleanliness checks as directed</li><li>Spot clean model units and vacant units daily</li><li>Change locks and complete key change-outs as scheduled and documented • Maintain accurate timekeeping and obtain approval prior to working overtime</li><li>Participate in on-call rotation during non-business hours, as required</li><li>Support pool maintenance and chemical logging per local code when applicable</li><li>Monitor maintenance inventory and notify the Maintenance Supervisor of supply needs</li><li>Provide weekend coverage per established schedules</li></ul><h2>Inspections, preventative maintenance, and safety</h2><ul><li>Perform preventative maintenance tasks per the monthly maintenance calendar</li><li>Complete scheduled inspections including breezeway, safety, trip hazard, and car checks • Attend monthly safety meetings and follow all safety policies and procedures</li><li>Assist with quarterly unit inspections and HVAC filter replacements</li><li>Maintain required OSHA, EPA, and MSDS logs as directed</li><li>Support equipment inventory verification and report missing or damaged items</li><li>Move-in and move-out support - Assist vendors during unit turns and communicate progress or concerns </li><li>Complete unit punch lists as directed</li><li>Ensure units meet readiness standards prior to move-in</li></ul><h2>Qualifications</h2><ul><li>Working knowledge of electrical, plumbing, HVAC, and basic construction</li><li>General mechanical aptitude with willingness to learn</li><li>Strong customer service, communication, and listening skills</li><li>Ability to follow written and verbal instructions • Effective time management and organizational skills</li><li>Ability to work independently and as part of a team</li><li>Professional demeanor and positive attitude • Must have own basic maintenance tools</li><li>Ability to climb ladders, work at heights, and lift or carry heavy loads</li><li>Availability for weekends, overtime, and on-call rotations as required</li></ul><h2>Education and Experience</h2><ul><li>High school diploma or GED required</li><li>1–3 months of related maintenance experience or training preferred, or equivalent combination of education and experience</li></ul><h2>Certifications and licenses</h2><ul><li>HVAC certification as required by local regulations</li><li>Valid driver’s license and proof of insurance</li></ul><h2>Work environment and physical requirements</h2>This role includes work in office, outdoor, and mechanical environments and may involve exposure to changing weather conditions, chemicals, odors, electrical current, loud equipment, elevated work areas, and confined spaces.
