Assist buyers through the design, loan, start, construction, and closing process to ensure timely completion of buyer activities; coordinate appointments and follow up as needed. Develop a thorough knowledge of home features, options pricing, and design center selections and effectively communicate those to customers.

General Duties and Responsibilities:<ul><li>Achieve and exceed company-established sales and closing goals</li><li>Meet and build rapport with prospective buyers and determine home needs and interests</li><li>Convert community traffic to sales to meet Company goals</li><li>Follow up promptly with all potential buyers</li><li>Present the value of using our preferred lender and achieve the preferred lender capture rate goal</li><li>Maintain a working knowledge of all sub-market competition</li><li>Assist buyers through the design, loan, start, construction, and closing process to ensure timely completion of buyer activities; coordinate appointments and follow up as needed</li><li>Develop a thorough knowledge of home features, options pricing, and design center selections and effectively communicate those to customers</li><li>Must utilize all UMH sales technology, including automated sales contracts and customer management software</li><li>Place and monitor all on-site signage as needed (i.e., home site signs, inventory signs, open house signs, etc.)</li></ul>Qualifications:<ul><li>2+ years’ history of high sales performance in new or existing home sales (or similar experience/industry)</li><li>Recent new home sales experience in Colin County, TX </li><li>Entrepreneurial and customer-focused mindset</li><li>Strong demonstration of the principles of product demonstration, sales techniques, and quality customer service</li><li>Strong verbal and written communication skills, adaptable to varying styles while projecting a positive image of the company</li><li>Valid driver's license and insurance are required for business travel by automobile</li><li>Computer proficiency, (Brix and other office business software preferred)</li></ul>Working Conditions:<ul><li>Work is performed in a typical sales office environment using standard office equipment. Work is typically active. Travel to various locations for sales activity is required, walking and standing are also necessary</li><li>Fast-paced environment subject to numerous schedule and priority changes and short notice activity</li><li>Requires occasional lifting up to 20 pounds</li><li>Work hours may be variable and include weekends</li></ul>Powered by JazzHR

Job Details Division: Nucor Building Systems Texas Location: Terrell, TX, United States Other Available Locations: N/A Basic Job Functions: In this developmental role, you will be empowered to gain a deep understanding of all aspects of our metal building systems, our business model, and all the skills necessary to be a successful District Sales Manager. <ul><li>Hands-on Learning: Attend monthly workshops covering various topics with other DDSMs from around the country. This role requires monthly travel.</li><li>Self-Study: Demonstrate initiative and dedication to learning by utilizing the vast number of materials to familiarize yourself with sales strategies, structural design, profitability and more.</li><li>Department Rotations: Sales at NBG is a team effort. Spend time in each department to learn what our products are, how they are made, who makes them, and who they're made for. Witness the complete process from conception to finished product first-hand.</li><li>Mentoring and Shadowing: When training to become a DSM, there might be no one better to spend time with than the DSMs themselves. Travel to builders, converse with, and learn from the teammates currently covering sales territories. </li></ul>Upon completion of the approximate 12-month DDSM program, this job requires commitment to relocate into an assigned sales territory, have a valid driver's license and provide proof of insurance. Safety is the most important part of all jobs within Nucor; therefore, candidates must be able to demonstrate the ability to initiate, lead, and uphold safety policies, practices, procedures, and housekeeping standards at all times.
