Responsibilities:
<ul><li>Be fully aware of the Hospital's/Health System's vendor contract(s) for the planning, design and construction of the project(s), and of the Client's objectives. Satisfying the client's goals is a key responsibility.</li><li>Analyze the project scope, the client's project specific objectives. Organize the work on the project and set forth the procedures to be employed in accomplishing the project.</li><li>Receive all incoming project information and distribute it to the internal team and to outside consultants and contractors.</li><li>Obtain the services of outside consultants when required.</li><li>Administer the design and construction budget.</li><li>Develop and monitor the project design and construction schedule to meet Client and Hospital's/Health System's time objectives.</li><li>Notify the Client of changes in project scope, and prepare/revise project budget.</li><li>Keep the Client, Departmental Director and the Hospital/Health System Accounting Department informed on the financial status of the project.</li><li>Develop and monitor the construction budget and schedule. Identify long lead items and proposed form of construction contract.</li><li>Attend all key planning, design construction meetings.</li><li>Establish documentation and administrative organization for the project.</li><li>Schematic design and design development phase:<ul><li>Schedule design meetings with the Client and A/E Team and schedule appropriate staff for these meetings.</li><li>Arrange for preliminary construction estimates.</li><li>Coordinate design presentations with the Project Architect.</li><li>Consult with all appropriate Public Authorities and determine that their observations and inputs have been secured prior to commencing contract documents phase.</li><li>Determine what codes and regulations are applicable to the project; determine what permits, licenses and authorizations will be required and how each is to be secured.</li></ul></li><li>Construction documents phase:<ul><li>Arrange for pre-bid estimates.</li><li>Review contract documents with appropriate public officials.</li><li>Attend public meetings and/or hearings, as necessary; assure that all public authority approvals are obtained.</li><li>Perform independent review of all contract drawings and specifications for completeness, correctness and coordination. Ensure that corrections and clarifications are made if required.</li></ul></li><li>Bidding phase:<ul><li>Compile selected list of bidders with Client.</li><li>Compile and issue addenda, if necessary.</li><li>Tabulate bid results and participate in contract bid negotiations.</li><li>Assist Client in the preparation of the construction contract</li></ul></li><li>Construction phase:<ul><li>Interpret the intent of contract drawings and specifications for the Client, General Contractor, Building Inspector, and the other interested parties.</li><li>Schedule and attend job meetings.</li><li>Prepare and distribute a schedule of anticipated shop drawings and samples.</li><li>Schedule personnel for job visits, when appropriate; coordinate field visits of construction representatives.</li><li>Review all requests for modifications of the contract drawings and specifications, whether initiated by Client or Contractors.</li><li>Consult with Project Architect and Department Manager on all modifications and design changes.</li><li>Request Project Architect to prepare change drawings, as required.</li><li>Review and approve all change estimates; prepare and sign all change orders.</li><li>Review and approve all Contractor monthly requisitions for payment, including requisitions for final payment.</li><li>Inform Project Architect and Department Managers of status of construction.</li><li>Arrange for appropriate personnel to prepare punch list.</li><li>Oversee the preparation and distribution of operation and maintenance manuals and record drawings.</li><li>Collect all warranties, guarantees, and other specification closeout requirements.</li><li>Prepare certificate of substantial completion.</li><li>Prepare a project summary and critique.</li><li>Return to meet with Client in approximately one year following occupancy for project evaluation.</li></ul></li><li>Limits of authority:<ul><li>May not change the scope of work or deviate from any other part of the contractual agreement without prior approval from Client and Department Director in writing. Within the project team, has the responsibility to assign work, to establish schedules, to instruct team members and critique their efforts. Does not have hire and fire authority, but may recommend such actions.</li></ul></li><li>Relationship to others:<ul><li>A Project Manager must maintain a satisfactory Client relationship. The Project Manager must be able to relate to clients in a mature, thoughtful, professional and pleasant manner. The development of technical skills or subordinates is also a part of the position, and this requires empathy, patience, understanding and a genuine interest in others. Qualifications:
EDUCATION<ul><li>Bachelors degree in Architecture or related field strongly desired, or equivalent combination of education and experience.</li></ul>EXPERIENCE<ul><li>With a Bachelors Degree in Architecture or related field, at least 5 years' experience in facilities design and construction required. In the absence of a Bachelors Degree, must have a minimum of 7 years' experience managing large scale projects (individual projects with costs in excess of $20 million).</li></ul>SPECIAL SKILLS<ul><li>Computer literacy in word processing spread sheets and schedule charting.</li><li>Excellent verbal and written communications, ability to organize complex activities, strong conceptual and analytical capabilities.</li><li>A minimum of five (5) years' experience on hospitals or other building projects with progressive responsibility in the employ of a general contractor of construction manager or as construction administrator with an architectural or engineering firm or a combination of the above.</li></ul>PHYSICAL DEMAND<ul><li>Extensive walking in the construction site, climbing ladders and scaffolds, continual visual observation of the work, verbal and audible participation in meetings and usual construction office.</li></ul>
