The role is responsible for identifying, ranking, developing, and managing prospects and then successfully bringing the prospect through the sales pipeline to a successful closing.Principal Job DutiesAssist the region with pipeline generation, underwriting, proposal, presentation, and transitions for new locations.Analyze new business opportunities and competitor parking operations for revenue, expense, and profit; and monitor, review, and analyze market rate structures.Underwrite, build financial models and proformas.Maintain and maximize the Salesforce pipeline for the region.Build a pipeline of new business for the region.Partner with various resources within the region for the preparation and timely submittal of proposals.Assist the operations team with the transition of all new locations added to the portfolio.Network, develop, and build client relationships, leveraging those relationships into deals; develop a networking pipeline and report said pipeline.Work directly with the RVP, GMs, and DOOs to ensure solutions are delivered to support internal and external client needs.Perform additional related duties as assigned.ExperienceBachelor's degree and 2+ years in a business role with a proven track record.Without a Bachelor's degree, 6+ years in a business role with a proven track record.Experience structuring and consulting on projects for customers and clients.Knowledge of Excel, Word, PowerPoint, and Office 365.SkillsDevelop sales strategies, value/benefit analysis, and return on investment analysis.Seek improvement and create an environment of idea sharing and creative problem solving.Communicate professionally and effectively, both verbally and in writing.Be approachable and facilitate coaching conversations with employees and managers.Network and cement client relationships in the field.Mitigate and lead others to overcome challenges (Never Give Up attitude).Encourage open expression of ideas and opinions.Excel at team building and interpersonal skills.Work independently and multitask.Communicate professionally and effectively with all organizational levels.Interpret policies, procedures, and standard business practices.Demonstrate a sense of urgency and timeliness.EducationBachelor's Degree or equivalent work experience.Physical DemandsAbility to lift, push, and pull at least 10 pounds.Ability to stand and walk for 1‑2 hours at a time.The physical demands described here are representative of those that must be met to successfully perform the essential functions of this job.
