    Description

    Olive Hill Real Estate is seeking a Property Accountant in its Downtown LA office.

     

    Position Summary:

    The Property Accountant will be responsible for the day to day accounting for an assigned portfolio of properties.  Responsibilities will also include all ancillary accounting functions related to these assets, as well as providing support for the Property Manager and Controller. This position will report to the Controller.

     

    Essential Functions:

    Accounts Payable Duties:

    • Receive and process all invoices.
    • Ensure all required invoice approvals are obtained
    • Process new vendor request forms
    • Research any past due invoice and statements
    • Request W9 & Insurance Certificates from all vendors.  Ensure Insurance Certificates are kept up to date
    • 1099 Processing

     

    Accounts Receivable Duties:

    • Process monthly tenant statement
    • Collect and post rent checks
    • Charge Tenants any late fees & misc. charges etc.
    • Assist and resolve tenant account issues
    • Operating Expense/Property Tax Reconciliations

     

    General Duties:

    • Closing of the books for the assigned property each month, including preparation of all required journal entries.
    • Monthly bank reconciliations
    • Generate monthly financial statements
    • Updating and maintaining accounting records and files
    • Assist in the preparation of the annual budgets
    • Work closely with Property Management Team related to the financial needs of the properties.  Assist in the preparation of the monthly budget to actual variance analysis.
    • Various financial duties as assigned by the Controller.
    • Develop, implement, modify, and document recordkeeping and accounting systems, making use of current computer technology.

     

    Requirements:

    • Solid understanding of accounting principles- especially relating to Commercial Real Estate
    • Excellent oral and written communication skills
    • Demonstrated ability for accuracy, timeliness and thoroughness
    • Exceptional organizational skills with the ability to prioritize tasks
    • Ability to anticipate problems and propose solutions
    • Ability to work in an unstructured environment and take the initiative
    • Comfortable and experienced in managing multiple tasks and projects independently with minimal supervision
    • High level of integrity & strong work ethic
    • Accounting: 4 years+ experience in commercial real estate
    • Excellent skills in Microsoft Office
    • Experience in MRI required
    • Minimum of Associates Degree in Accounting
    • Bachelor’s degree preferred
