Directs, and on rare occasion performs, advanced skilled work in two or more trades, including HVAC, plumbing, steam and natural gas-fired boiler systems, hot water generation and distribution, electrical distribution, emergency generators, building automation, water source heat pumps, cooling towers and condenser water systems, roofing, structural components, elevators and vertical transportation, and fire alarm and suppression. Manages operation, inspection, maintenance, troubleshooting, and optimization of water source heat pump systems, geothermal heat pump systems, and roof top package units across the apartment portfolio, monitors heating and cooling efficiency, resident comfort, and equipment reliability, coordinates loop water treatment to prevent scaling, corrosion, and biological growth, and recommends retrofits to reduce operating cost.
