The Lead Maintenance Technician oversees the daily maintenance operations and team performance within an apartment community, ensuring common areas, units, and grounds are safe, functional, and visually appealing. <div> Position Overview The Lead Maintenance Technician oversees the daily maintenance operations and team performance within an apartment community, ensuring common areas, units, and grounds are safe, functional, and visually appealing. This position leads turn‑key unit make‑readies, preventive maintenance, repairs, and third‑party vendor coordination.</div>Key Responsibilities<ul style="list-style-type:circle"><li style="text-align:left">Supervise, schedule, and inspect maintenance staff work, both in‑house and contracted. </li><li>Manage preventative maintenance programs, property inspections (regular & nightly walkthroughs), and safety compliance (OSHA, EPA, ADA, Fair Housing). </li><li>Respond to resident service requests in a timely manner while maintaining communication between residents and management. </li><li>Lead unit "make‑ready" processes-repair, paint, clean, and prepare vacant apartments for move‑in. </li><li style="text-align:left">Diagnose, inspect, repair, or replace a variety of maintenance repair requests relating to, but not limited to: -HVAC -Plumbing -Pool/Spa systems -Security/Emergency systems -Electrical/Mechanical -Appliances -Carpentry -Flooring -Paint </li><li>Order supplies, manage inventory and budgets, and oversee tool and shop area organization. </li><li>Coordinate bids, manage contracts, and interact with vendors for landscaping, trash removal, renovations, and specialty repairs. </li><li>Mentor and train Maintenance Technicians; ensure team development and safety culture adherence. </li><li>Maintain thorough records/logs of maintenance activity, safety meetings, work orders, expenditures, and regulatory compliance. </li><li>Participate in a rotating on‑call schedule for emergency response coverage (including nights/weekends). </li></ul>Qualifications<ul style="list-style-type:circle"><li>High school diploma or equivalent; vocational/trade education or technical certifications is a plus. </li><li>Minimum 2-5 years of residential/multifamily maintenance experience; at least 2-3 years of experience in a lead or supervisory role is preferred. </li><li>HVAC certification (CFC/EPA universal), EPA certification required; CPO or other trade credentials is preferred. </li><li>Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance. </li><li>Proven leadership, organizational, and communication skills; customer‑focused, safety‑conscious and detail‑oriented. </li><li>Valid Texas driver's license, reliable transportation, and ability to pass background check and drug screening. </li></ul>Physical Requirements<ul style="list-style-type:circle"><li>Ability to lift/move up to 50-60 lbs regularly. </li><li>Frequent standing, walking, stooping, kneeling, climbing stairs/ladders. </li><li>Comfortable working in confined spaces, heights, and performing outdoor tasks in varying weather conditions. </li></ul>Work Hours & Compensation<ul style="list-style-type:circle"><li>Full‑time schedule typically Monday-Friday with rotating on‑call nights and weekends. </li><li>Competitive hourly pay consistent with Texas market rates and experience, plus bonus or rental discounts. </li></ul>Benefits<ul style="list-style-type:circle"><li>Medical, dental, vision insurance.</li><li>401(k).</li><li>Paid time off & holiday pay.</li></ul> By applying to this position, you attest that you possess the qualifications and certifications required and are committed to upholding safety, compliance, and excellent service standards.We are an Equal Employment Opportunity Employer.
