KEY RESPONSIBILITIES:Quality Management System & Certification<ul><li>Establish, implement, and document QMS processes aligned with API Q1 and ISO 9001 requirements.</li><li>Perform gap assessments and lead remediation efforts to achieve certification readiness.</li><li>Develop procedures, work instructions, records, and controls required for external audits.</li><li>Support internal audits, management reviews, and certification preparation activities.</li></ul>Manufacturing QualityDefine and standardize manufacturing quality processes at the receiving facility, including inspection, control plans, nonconformance management, and corrective action (CAPA).Support quality continuity and risk mitigation during plant relocation and startup.Apply risk-based quality tools (e.g., FMEA, root cause analysis) to improve product and process reliability.Supplier Quality<ul><li>Establish supplier quality processes including supplier qualification, audits, corrective actions, and performance monitoring.</li><li>Align supplier quality requirements with API Q1 and ISO 9001 standards.</li><li>Implement supplier quality metrics to support risk management and continuous improvement.</li></ul>Metrics & Continuous Improvement<ul><li>Define and implement key quality and reliability KPIs.</li><li>Create reporting mechanisms to provide visibility into quality performance and trends.</li><li>Enable data driven decisions and continuous improvement practices.</li></ul>Cross Functional Enablement<ul><li>Partner with engineering, operations, and supply chain teams to deploy quality processes.</li><li>Train and coach employees on new quality procedures to ensure adoption and sustainability.</li><li>Transition ownership of processes to permanent staff at the conclusion of the contract.</li></ul>TRAVEL REQUIREMENT<ul><li>Regular travel between Claremore, OK and Lufkin, TX required during the contract term.</li><li>Travel supports plant relocation activities, process alignment, and quality system deployment during consolidation</li></ul>REQUIREMENTS<ul><li>Bachelor’s degree in Engineering (Mechanical, Industrial, Manufacturing, Reliability, or related field).</li><li>Demonstrated experience implementing API Q1 and ISO 9001 quality systems.</li><li>Hands-on experience with manufacturing quality and supplier quality in industrial or energy-related environments.</li><li>Strong knowledge of quality tools (CAPA, FMEA, root cause analysis, audits).</li><li>Proven ability to deliver results in a short term, project-based contract role</li></ul>

You bring a proactive and dependable work ethic, along with strong knowledge of HVAC systems and active EPA and CPO certifications.Job Type: Full-timeSchedule: Monday-Friday, 8-hour shift, with weekend availability, on-call, and possible overtime.Responsibilities include but are not limited to:<ul><li>Manage the day-to-day operations of the property including resident satisfaction, retention, and full resident lifecycle activities.</li><li>Understand, analyze, evaluate financial statements and write reports in a clear, concise form.</li><li>Oversee, approve, and prepare all lease-related paperwork in an accurate and timely manner.</li><li>Maintain thorough product knowledge of property and that of major competition through site tours/visits and telephone surveys. Prepare marketing reports as required.</li><li>Clearly and effectively communicate with residents, other employees, vendors, and supervisors in written and verbal form.</li><li>Achieve the highest possible net operating income through the implementation of effective cost control, revenue maximization, and delinquency management program.</li><li>Take reasonable efforts to see that property complies with all state, federal, and local laws, rules, and regulations applicable to the business.</li><li>Make repairs and perform daily maintenance of buildings and mechanical equipment installed inside.</li><li>Coordinate all preventive maintenance work by fulfilling the daily work orders and preparing plans.</li><li>Prepare vacant units for new tenants in a timely manner.</li><li>Plumbing fixture replacement.</li><li>Electrical repairs and light fixture replacements.</li><li>Sheetrock repairs and interior painting.</li><li>HVAC/EPA maintenance.</li><li>Carpentry repairs (cabinet and doors).</li><li>Troubleshooting all work orders, maintaining/cleaning grounds and common areas.</li><li>Monitor and constantly inspect building systems, fire, electrical, security, elevators, etc. Report all unsafe areas to Lead Maintenance.</li><li>Maintain a workplace that adheres to OSHA and all safety standards.</li><li>Maintain flammable and hazardous materials in a safe and secure area.</li><li>Assist with a preventive maintenance program for all building interiors and exteriors including pools, and fitness equipment. HVAC systems, lighting, etc.</li><li>Respond to all service requests within 24 hours.
