Job description Floating Property Manager (Manufactured Housing Community)Must have 4-7 years of experience in Multi-Family Property Management ExperienceWeekly Pay  In search for an experienced multifamily community manager for one of our Manufactured Housing communities. We are a rapidly growing company with multiple advancement opportunities for the right individual. The Property manager will focus primarily on community management, resident retention/relations, and daily operations. You will both sell and rent homes as well as leasing lots for those who purchase outside of our company and want to be a part of our family. The best candidate will be extremely personable, detailed, and task oriented; along with being committed to excellent customer service! We are looking for the right, long-term professional and experienced Property Manager. INTERNAL REPORTING RELATIONSHIP(S) POSITION ACTIVITIES AND TASKS Â· Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units. Â· Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; scheduling expenditures; analyzing variances; initiating corrective action. Â· Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services Â· Secures property by maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies. Â· Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments. Â· Prepares reports by collecting, analyzing, and summarizing data Â· Contracts with tenants by negotiating leases; collecting security deposit. This position is expected to complete difficult troubleshooting for customers with some direction from Sr. and lead level personnel. The Industrial Programmer will report to the Automation Manager and will work primarily out of the Morgantown location. <h2>What You'll Do</h2><ul><li>Provide technical support and onsite troubleshooting and repair for customers</li><li>Support commissioning efforts for new projects and systems onsite at customer facilities</li><li>Resolve operational problems related to current systems or new projects</li><li>Ensure all relevant safety objectives are observed for all work completed</li><li>Support manufacture, build and validation of systems which include pneumatics, servos, VFD’s, relays, communication networks, touchscreens, pushbuttons and robotic integration</li><li>Create customer documentation such as user manuals, programming diagrams, network diagrams, and electrical drawings</li><li>Maintain accurate records and files according to quality standards and customer requirements</li><li>Modifies systems upon customer’s request and documents the amendments accordingly</li></ul>Working Conditions<ul><li>Walk; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; climb ladders and stairs; crawl; kneel</li><li>The employee must occasionally lift and/or move up to 80 pounds unassisted.</li><li>Must be safety and customer-focused, without exception</li></ul><h2>What You'll Bring</h2><ul><li>Valid driver’s license</li><li>Bachelor’s degree in Electrical Engineering, Computer Engineering, Computer Science, or a related field, or an equivalent combination of education and experience</li><li>3+ years of experience in process control and automation</li><li>Familiar with reading and creating CAD drawings using AutoCAD Electrical</li><li>Strong working knowledge with Allen Bradley PLCs and RSLogix 5000,500</li><li>Working experience and knowledge with HMI / OIT Development using Rockwell and/or Wonderware software platforms</li><li>Efficiently organize and plan work tasks to meet company goals</li><li>Critical thinking with exceptional problem-solving skills, able to work independently and in team environments</li><li>Proactive, resourceful and highly motivated with good communication skills and ability to work in high output environment</li><li>Ability to balance multiple projects</li><li>Working knowledge of MS Office productivity software</li><li>Good understanding of mechanical principals is a plus</li><li>Preferred if candidate has 80-hour underground certification within the first 6 months of employment</li><li>Travel as required (25-50% at times) to support projects.
