Job Title: Construction Site SuperintendentReports to: Chief Operating Officer Classification: Exempt  Job Summary: The Construction Site Superintendent is responsible for overseeing all phases of construction projects from start to finish, ensuring work is completed safely, on schedule, within budget, and in accordance with quality standards and contract documents. The Superintendent serves as the primary on-site representative of the company, managing field operations, coordinating subcontractors, enforcing safety protocols, and maintaining communication with clients, inspectors, and project management.  Primary Duties and Responsibilities:<ul><li>Ensuring that the jobsite is a safe environment for clients, sub-contractors, staff and vendors by maintaining and upholding safety and quality standards set forth by company and contract documents. </li><li>Manage and drive project schedule for sub-contractors and vendors to complete project requirements and continue to push the project requirements and continue to push the project schedule forward. </li><li>Navigate through work-site conflicts and utilize problem solving skills to keep work on track. </li><li>Accurate completion of project according to contract documents while upholding company quality standards and meeting client expectations. </li><li>Communicate and consult Project Management Team with any delays or issues that arise impacting the project. </li><li>Utilization of company tools and resources for project management communication and documentation. </li><li>Completion of daily logs, weekly site walk-through and safety reports to identify areas where corrective action is required. Ensure timely completion is taken to resolve issues. </li><li>Manage and care for company vehicles and equipment being used on project sites to ensure safety requirements and regularly scheduled maintenance are being followed and completed.</li></ul>Requirements and Qualifications:Education:<ul><li>High school diploma or equivalent; associate or bachelor's degree in construction management or related field preferred. </li></ul>Experience:<ul><li>5+ years of progressive construction experience with at least 2 years in a supervisory role. </li></ul>Certifications:<ul><li>OSHA 30-hour Certification preferred; First Aid/CPR certification a plus. </li></ul>Technical Skills:<ul><li>Strong understanding of construction documents and specifications. </li><li>Proficiency with construction management software (e/g/. Procore, PlanGrid, Sage Intacct, BlueBleam or Construction Manager) and MS Office Suite. </li><li>Ability to read and interpret blueprints and technical drawings. </li></ul>Soft Skills:<ul><li>Excellent leadership, communication, and problem-solving abilities. </li><li>Strong organizational and time-management skills. </li><li>Ability to work independently and under pressure in a fast-paced environment.</li></ul>Physical Requirements:<ul><li>Must be able to stand, walk, and climb ladders or scaffolding for extended periods. </li><li>Ability to lift up to 50 pounds. </li><li>Work is performed primarily on construction sites, subject to weather and environmental conditions. </li></ul>  Work Environment:<ul><li>Work is performed on active construction sites in varying weather conditions. </li><li>May require extended hours, weekends, and travel depending on project needs. </li></ul>  Work Schedule:Typical schedule is Monday through Friday, or rotation of 2 weeks on, 4 days off, depending on project location with additional hours as required to meet project deadlines. Evening or weekend work may be necessary. Works with home design systems, cost estimating systems, customer care, real estate sales managers, office staff, building inspectors, trade contractors, and homeowners daily. Works with the director of warranty and customer service to ensure timely completion of warranty/service items and that all items are reported and tracked in warranty database.

Duties and Responsibilities<ol><li>Manages the construction processes for single-family and multi-family homes in Hubbell Communities. Works to maintain the motto, “Clean Site, Done Right, On Time.”</li><li>Supervises the day-to-day construction labor on assigned job sites via company subcontractors. Under general direction, recruits trade base to complete labor on projects.</li><li>Works with office staff to complete preconstruction review of home plans, estimate details, specifications, and schedule for each home.</li><li>Works with the director of warranty and customer service to ensure timely completion of warranty/service items and that all items are reported and tracked in warranty database. Responsible for the timely completion of preclosing walk-through items and assigned after-closing work/service orders.</li><li>Works with home design systems, cost estimating systems, customer care, real estate sales managers, office staff, building inspectors, trade contractors, and homeowners daily. Attends and participates in production team meetings, real estate marketing meetings, and buyer meetings.</li><li>Processes purchase agreement changes in a timely and efficient manner to ensure that nonbudgeted items and labor are invoiced correctly to each home under construction.</li><li>Utilizes the formal schedule system through BMT scheduling module and maintains all job schedules to their “current” status using proper activity sequencing. Schedules subcontractors and material suppliers to maintain closing schedules.</li><li>Communicates with employees, customers, subcontractors, and real estate marketing personnel through all forms of communication (written, verbal and in person).</li><li>Responsible for training assistant superintendents through a formal training process.</li><li>Maintains EPA and OSHA programs.</li><li>At a minimum walks all homes under construction at least once daily.</li><li>Walks completed inventory homes weekly to ensure cleanliness and to note maintenance to be performed.</li><li>Required to approve trade partner work only when it has been completed.</li><li>Required to request and process VPO’s to the authorized manager and to initiate said extra work only when proper authorization has taken place.</li><li>Required to maintain a clean company vehicle that will be subject to weekly inspections by manager. Said vehicle is a company benefit and is to be maintained to ensure a positive public image. Individuals who do not properly maintain their vehicles will be subject to disciplinary action.</li><li>Prepares for and attends weekly meetings.</li><li>When necessary, evening and weekend extended hours are a requirement in order to achieve company daily, weekly, monthly, quarterly, semi-annual or annual goals.</li></ol>Special Requirements<ul><li>Bachelor’s degree in construction management, construction engineering or related field required; equivalent experience considered.</li></ul><ul><li>Minimum four years’ experience in a supervisory capacity in residential homebuilding or related business</li></ul><ul><li>Must possess a valid driver’s license and clean driving record.</li></ul><ul><li>Thorough knowledge of technical aspects of building construction methods</li></ul><ul><li>Ability to troubleshoot construction project issues and to bring to efficient, timely resolution.</li></ul><ul><li>Strong negotiating and conflict resolution skills</li></ul><ul><li>Excellent interpersonal skills with the ability to communicate effectively with buyers, contractors, inspectors, vendors and co-workers verbally and in writing.</li></ul><ul><li>Ability to train subcontractors on construction techniques and field problem resolution.</li></ul><ul><li>Ability to set priorities yet remain flexible and take on multiple projects simultaneously.</li></ul><ul><li>Ability to work effectively in an office environment with a working knowledge of Microsoft Office software programs to complete budgets and construction scheduling.</li></ul><ul><li>Must be in a constant state of alertness to perform essential functions.</li></ul>Note: This job description describes the general nature and essential functions of the position without including peripheral and incidental duties.
