Description

What you will do

Under general direction of the Area General Manager, manages the capacity and staffing of the construction / project management team(s). Leads the professional development and adherence to Performance Contracting and retrofit best business practices through effective management and mentoring of the operations staff.  Establishes team objectives and manages team efforts to achieve assigned productivity.  Drives compliance with the JCI Safety Program for employees and subcontractors. Hires, retains, performance manages, and plans for career development of direct reports and their teams. Prepares and delivers clear performance expectations, performance reviews and development plans for direct reports.  Provides client C-level single point of contact for all offerings.

External Relationships:

The Director is actively involved in the contracting community, industry organizations, and networks with local subcontractors. Responsible for maintaining high customer satisfaction for projects during all project phases. Maintains a high-level understanding of complex deal structures and assists in related sales and development activities.  Develops and maintains a public relations strategy for the project and promotes our program to have positive outcomes for the community.  Escalation points for customer disputes related to scope, process, cost, and cash flow.

Internal Relationships:

  • Indirect report to VP, Project Delivery for all key performance indicators as well as safety, tool usage, process improvement and communication to leadership

  • Works collaboratively with the General Manager, Development Director and local Branch teams for capacity and capability needs for all Projects.

  • Works with the Project Delivery Consultant(s) and Delivery Manager(s) to provide sales support activities early in the audit process to provide input on vendor/partners selection, scope enhancements, value engineering, risk assessment etc. as needed.

  • Works with the Technology & Solutions Engineering (T&SE) team to estimate and deliver area mechanical retrofit projects and technology projects above the branch level. 

  • Works with Procurement to develop subcontractor/vendor relationships and ensure process compliance.

  • Assists the General Manager in the preparation of the annual financial operating plan for the business, ensures Fiscal Year plans are met and monthly financial reporting of the business.

How you will do it

  • Establishes the Sustainable Infrastructure Construction Team plan for staffing levels and takes action to achieve that plan. Hires, retains, performance manages, and plans for career development of the teams.  Ensures adherence to Company policies, procedures, and strategic initiatives regarding human resource management.  Tracks changing trends in the marketplace and takes action to adjust organization, accordingly. Utilizes resource planning techniques to gain high productivity from team members. 

  • Manages the profitable delivery of the project portfolio. Ensures that all  team’s projects are done accurately, on-time, billed, within budget and within scope of the contract. Maintains profitability goals and positive cash flow for the Projects team.

  • Understands project scope and customer expectations.  Plans, schedules, and controls project activities.  Oversees FIMs, Multiple FIMs, Innovative/renewable FIMs delivery. 

  • Provides monthly reporting of  Project financial status and participates in the Sustainable Infrastructure Monthly project backlog reviews.

  • Ensures that the construction team members adhere to established Sustainable Infrastructure and HVAC policies and procedures including developing and adhering to a Project Execution Plan for each assigned project.  Ensures delivery business is conducted with the highest ethical standards.  Ensures compliance with state, local and federal legal requirements.

  • Establishes customer touch points throughout the life cycle of projects to gain feedback on customer satisfaction. Coaches’ teams on proactively addressing customer feedback.

  • Effectively communicates the status of projects to General Manager and SI leadership as required and provides accurate monthly forecasts of revenue, costs, and gross margin for the project delivery.

  • Fosters and maintains good working relationships with subcontractors, JCI internal Systems, Service and Lighting partners.

  • Champions and drives the BSNA Safety Program for employees and subcontractors at all levels within the organization and subcontractors.

  • Ensures compliance with state, local and federal legal requirements.

  • Achieves expert level user status for all internal JCI tools and reporting.

  • Takes ownership of project delivery business from development through Project Post-Mortem (each project) and creates closed loop feedback to the development teams for process improvement and learning

PRODUCTIVITY MEASURMENTS:

The Director, Project Delivery, is responsible for the successful expansion and delivery of various contract models using prescribed delivery metrics.

The following metrics define this responsibility:

  • Speed to revenue (flow rate)

  • Executed gross margin (slippage) across portfolio

  • Portfolio free cash flow

  • Timely project completion

  • Customer satisfaction

  • Team tool usage

  • Safety metrics as defined by BSNA

What we look for

Required:

  • Bachelor's Degree (preferably technical i.e. Project/Construction Management, Engineering, etc.)

  • Ability to understand project scope and customer expectations

  • 10+years (or applicable equivalent) of project/construction management experience

  • Deep understanding of multiple contract delivery models and associated financial structures

  • Experience managing project/business portfolios in excess of $100M

  • Understands resource and revenue planning/forecasting

  • Proficient in software scheduling tools and applications

  • High level project management process competencies

  • Ability to manage conceptual design, assess and mitigate risks of projects in development

  • Demonstrate ability to navigate financial data systems to drive results

  • Strong proficiency in Microsoft Software suite along with Adobe products and ability to become proficient in Project Management Software tools including Procore and Primavera

  • Strong verbal and written communication skills

  • Ability to apply negotiation skills

  • Leads, develops and coaches people at different levels and has the ability to matrix manage teams

 Preferred:

  • PMP Design Build Institute of America (DBIA)

  • LEED certification

  • MBA - Financial acumen preferred

HIRING SALARY RANGE: $140,600 - $211,300 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)  This position includes a competitive benefits package.
