<div style="border-bottom:solid #2e75b6 1pt;padding:0in 0in 4pt 0in">POSITION SUMMARY                                            The Project Manager is responsible for the planning, coordination, and execution of framing and concrete subcontracting projects from pre-construction through project closeout. This individual serves as the primary point of contact between the company, general contractors, owners, and field crews — ensuring that all work is delivered on time, within budget, and in full compliance with safety and quality standards. The ideal candidate brings hands-on knowledge of wood framing/carpentry, concrete foundations, combined with strong leadership, financial acumen, and the ability to manage multiple concurrent projects in a fast-paced construction environment. KEY RESPONSIBILITIES Project Planning & Pre-Construction<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Review bid documents, plans, and specifications to develop accurate project schedules and scopes of work</li><li style="margin-bottom:11px">Participate in pre-construction meetings with general contractors and project owners</li><li style="margin-bottom:11px">Coordinate material procurement, equipment rental, and subcontractor buyout</li><li style="margin-bottom:11px">Establish project budgets and track cost codes from mobilization through closeout</li></ul>Field Operations & Scheduling<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Develop and maintain detailed CPM schedules; update and communicate changes to field superintendents and GC</li><li style="margin-bottom:11px">Coordinate with site superintendents to sequence framing and concrete operations for maximum efficiency</li><li style="margin-bottom:11px">Conduct regular site visits to monitor progress, quality, and safety compliance</li><li style="margin-bottom:11px">Manage RFIs, submittals, and change order documentation in a timely manner</li></ul>Financial Management<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Monitor project budgets, costs, and forecasted variances; prepare monthly cost-to-complete reports</li><li style="margin-bottom:11px">Review and approve subcontractor and supplier invoices; process owner billings and lien waivers</li><li style="margin-bottom:11px">Identify and price change orders; negotiate with GCs to protect project margin</li><li style="margin-bottom:11px">Track labor productivity and report weekly against budgeted man-hours</li></ul>Team Leadership & Communication<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Provide direction and support to field superintendents, foremen, and craft labor</li><li style="margin-bottom:11px">Conduct regular project meetings with internal team and general contractors</li><li style="margin-bottom:11px">Resolve design conflicts, field conditions, and unforeseen issues with urgency and professionalism </li><li style="margin-bottom:11px">Mentor junior project engineers and assistant project managers</li></ul>Safety & Quality Control<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Enforce company safety program, OSHA regulations, and site-specific safety requirements</li><li style="margin-bottom:11px">Ensure all framing and concrete work meets architectural plans, structural engineer specifications, and quality standards</li><li style="margin-bottom:11px">Facilitate project inspections and coordinate with municipal inspectors and third-party testing agencies</li></ul>QUALIFICATIONS & REQUIREMENTS Education & Experience<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Bachelor's degree in Construction Management, Civil Engineering, or related field preferred; equivalent field experience considered</li><li style="margin-bottom:11px">Minimum 5 years of project management experience in framing and/or concrete subcontracting</li><li style="margin-bottom:11px">Demonstrated experience managing projects from $1M to $20M+ in value</li><li style="margin-bottom:11px">Familiarity with wood-frame construction (residential, multifamily, light commercial) and/or concrete (foundations, post tension)</li></ul>Technical Skills<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Proficiency in project management software (Procore, or equivalent)</li><li style="margin-bottom:11px">Ability to read and interpret construction drawings, structural plans, and specifications</li><li style="margin-bottom:11px">Proficiency in Microsoft Office Suite (Excel, Word, Outlook, Project)</li><li style="margin-bottom:11px">Working knowledge of CPM scheduling techniques</li></ul> Certifications (Preferred)<ul style="margin-bottom:11px"><li style="margin-bottom:11px">OSHA 30-Hour Construction certification</li><li style="margin-bottom:11px">CSL (Construction Supervisor License)</li></ul>WORKING CONDITIONS<ul style="margin-bottom:11px"><li style="margin-bottom:11px">Regular presence on active construction sites required; exposure to outdoor elements, noise, and heavy equipment</li><li style="margin-bottom:11px">Must be able to walk and stand for extended periods and navigate uneven terrain on job sites</li><li style="margin-bottom:11px">Valid driver's license required;
