As assigned through the established work order procedures, to perform repairs, maintenance and, where necessary, replacements to the appliances, fixtures, and other components of individual units, including the air handlers, light fixtures and lamps, kitchen ranges, garbage disposals, dishwashers, basins, tubs and water closets, as well as smoke detectors, doors, and doorknobs and locks and such other items as can be repaired and maintained within the technicians' competence. Under the general supervision of the management, but reporting directly to the maintenance supervisor, the technician is the primary staff person responsible for repairs and maintenance of the work equipment and appliances in both the common areas of the condominium and in the individual owner units, to the end that the need for outside service people is minimized and the residents needs are better served and with minimum delay.
